North Auburn toward DeWitt and Atwood runs flatter, the streets off Auburn-Folsom Road and the Ophir side slope hard, and the older blocks near Central Square carry tight Gold-Rush-era lots with original panels. A survey's "flat" pad is often a four-foot drop nobody noticed, so our PM walks your parcel first, free, probes where the trenches run, and draws to your real setbacks and grade.

Auburn canyon lots and Chapter 7A

Here's what most homeowners don't see coming. Big stretches of Auburn, especially the wooded parcels and anything edging the canyon and river corridor, sit in a state fire-hazard severity zone or the wildland-urban interface, which pulls your ADU into Chapter 7A ignition-resistant construction: enclosed eaves, ember-resistant vents, the right cladding, sometimes a sprinkler call, plus defensible-space clearance the county and Cal Fire actually check. Auburn is PG&E with no municipal provider like Roseville next door, and its energization queue is the least-predictable clock on the job, so we open that request early. Placer County Water Agency handles water, while plenty of outlying North Auburn and Ophir lots are on septic, where capacity for the added load either exists or swings the budget by five figures. We pin it all down before the design locks.

City of Auburn or the DeWitt Center

Auburn is the one spot in our service area where the jurisdiction question genuinely trips people up, because the city limits and the unincorporated county weave together. A lot inside the City of Auburn goes through the Community Development Department downtown; one in North Auburn, Christian Valley, or Ophir, and many "Auburn" addresses are unincorporated, goes to the Placer County office at the DeWitt Center, a different fee schedule and plan checker. We confirm which on day one and draw the full set in-house, site, structural, Title-24, MEP, and 7A. State law killed discretionary review, so a compliant set has to issue, first comments usually in 4-6 weeks with one correction round. If your lot touches the Old Town historic overlay, design review wants its own sign-off on materials, rooflines, and street read, so we file that packet alongside the building set.

It's the Placer County seat, perched where the valley turns into the Sierra foothills, with Gold Rush blocks under historic review, wooded lots the state still calls fire-hazard ground, and a city-versus-county line that decides which counter your permit goes to. We're a Sacramento design-build crew that's spent real time on these lots and both permit offices. Here's the straight version.

Why Auburn homeowners are adding backyard units

The demand here has its own flavor. Auburn pulls people who want the foothill life, the trails, the canyon, Old Town on a Saturday, without giving up a reasonable commute down I-80 toward Roseville, Folsom, and the Sacramento job base. That keeps rents firm and lots in demand. It's why aging parents, adult kids priced out of the for-sale market, and owners sitting on roomy foothill parcels all keep calling. The housing stock cooperates, too: outside the tight historic core, much of Auburn is mid-century and newer single-family on generous lots.

What actually opened the door was state law. California made the ADU permit ministerial, so the City of Auburn and the Placer County office both have to approve a compliant set instead of routing it to a discretionary hearing where one neighbor could sink it. That turned a backyard unit from a years-long maybe into a predictable nine-to-fourteen-week path. The foothill demand was always here. The law finally let it through.
