Placerville is the El Dorado County seat, an old Gold Rush camp folks still call Hangtown, and it doesn't build like a flat Sacramento suburb. The town is wedged into ravines and climbs out onto ridgelines, the Main Street core runs under historic design review, wooded lots sit in fire-hazard zones, and — unusually — it has both a City permit counter and the county counter in the same town. We're a Sacramento design-build crew that's spent real time on these specific lots and both of these offices. Here's the straight version, without the brochure gloss.

Why Placerville homeowners want a second unit

The demand up here has its own shape. Placerville pulls people who want the foothill life — the old downtown, Apple Hill in the fall, the trees and the elbow room — without giving up a workable commute down Highway 50 toward Folsom and the Sacramento job base. As the county seat it carries its own steady employment too: the courts, county offices, Marshall hospital. That keeps rents firm and lots in demand, which is why aging parents, adult kids priced out of the for-sale market, and owners on roomy foothill parcels all keep calling about an ADU.

What actually opened the door was state law. California made the ADU permit ministerial, so the City of Placerville and the El Dorado County office both have to approve a compliant set instead of routing it to a discretionary hearing where one neighbor or commissioner could sink it. That turned a backyard unit from a years-long maybe into a roughly nine-to-fifteen-week path. Outside the tight historic core, plenty of Placerville is mid-century and newer single-family on generous lots, and Smith Flat and Gold Hill especially leave real room out back.
