Sunnyvale lots aren't Sacramento lots
A Cherry Chase lot rewrites the Sacramento plan
Sunnyvale resets the math a Sacramento builder walks in with. A flat 6,000 sq ft lot in Cherry Chase counts as a solid parcel here, the house sits maybe seven feet off the line, and the dirt is some of the priciest in the country — so you're pulling square footage out of land worth more than the house on it, which is why it pencils at full Bay Area pricing. Our PM's free first walk figures out what the lot can carry: real setbacks taped off the fence, never the assessor map, and whether the only backyard access is a 32-inch gap that forces concrete over the roof by crane instead of a clean pump path. Birdland and Ortega Park hand you squarer lots; the Heritage District and infill off El Camino often don't.

Tight-access lots flagged up front — pump-and-crane vs. hand-carry priced honestly
The Sunnyvale catch we won't sugarcoat
Moffett's height limits and the bay-side soil
Here's the honest negative, much of it particular to this town. Sunnyvale sits under the approach to Moffett Field, so a real slice of the city falls inside FAA Part 77 surfaces and the airport land-use overlay — which on the wrong block caps how tall your ADU can go and drags a height review into the permit. It rarely kills a single-story unit, but it matters for anything pushed to two stories, so we check the surface against your roofline up front. The One-Stop Permit Center is also genuinely busy, so even with the state's 60-day clock the realistic path runs longer than a sleepy foothill town. And the flats from Lakewood Village toward the bay sit on soft alluvial and bay-margin soils that expand and settle, meaning geotech ordered early and sometimes a stiffer foundation.

Sunnyvale's permit counter and the Eichler rules
Your ADU goes through the City of Sunnyvale, not Santa Clara County — everything runs through the One-Stop Permit Center on All America Way at City Hall. California ended discretionary review for compliant ADUs, so once a clean set clears plan check the city has to issue, with no neighborhood hearing where one skeptical neighbor talks your unit to death. The trickier part is the Eichler tracts: thousands of Eichlers off Fair Oaks and around Ponderosa, several blocks carrying single-story overlay protection the residents defend hard, so a unit there stays single-story and reads like it belongs. Even with the 60-day clock this is a high-volume counter, so realistic timing runs about 10 to 16 weeks. We fight the wait with a full in-house set — site, structural, Title-24, MEP — where the drafter answers the city's comments.

What a Sunnyvale build costs, and the rent
Bay Area pricing is its own animal, so set the Sacramento sheet aside. In Sunnyvale, a 612 sq ft one-bedroom detached ADU with mid-grade finishes runs roughly $370K to $455K all-in for 2025 into 2026 on a friendly flat lot; a 984 sq ft two-bedroom lands closer to $520K to $660K. A bay-side lot needing piers, an Eichler conversion matching the post-and-beam look, or an airport-surface height redesign can push past those figures — that's labor, tight Silicon Valley lots, and soils work, not a markup, and the land value is what makes it pencil. The rent is the whole point: a one-bed rents about $2,800 to $3,500 a month and a two-bed pushes $3,600 to $4,700, with Apple, LinkedIn, and Google spillover keeping it leased fast. Every prospect gets an itemized fixed-price proposal after the free walk, financing available if you want it.

Where we build
Headquartered in the Greater Sacramento Area and serving homeowners from the Sierra foothills down through the Bay Area. Don't see your city? We probably still get there — just ask.
The most common things Sacramento homeowners ask before starting an ADU project.
The City of Sunnyvale, in almost every case. Sunnyvale is an incorporated city with its own One-Stop Permit Center, and your ADU's permit, plan check, inspections, and sign-offs all run through City Hall on All America Way. Santa Clara County's building department only has authority over unincorporated land — and Sunnyvale is almost entirely built out inside city limits, so a normal residential lot on a Sunnyvale street is a city project, not a county one. The rare exceptions are a handful of pockets and annexation edges. We confirm which jurisdiction governs your exact lot on the first visit so a set never lands on the wrong counter.
Usually yes, but it's the first thing we check, because Sunnyvale lots run small-to-mid and the answer drives the whole design. State law lets you build a detached ADU up to 800 sq ft (and often larger) with reduced 4-foot side and rear setbacks, which is what makes tight Silicon Valley lots work at all. The real constraint is rarely the rule — it's the physical yard: how much flat usable space sits behind the house, and whether the side-yard access is wide enough to get a crew and concrete back there. A Birdland or Ortega Park lot often has room to spare; an older infill lot near the Heritage District or off El Camino can be snug. We tape your real setbacks and measure the access gap on the first walk so the floor plan fits the dirt you actually have.
Because Silicon Valley is its own cost world, top to bottom. Labor rates, material delivery, the price of working on small tight-access lots, geotech and stiffer foundations on the bay-side flats, and the city's busy permit queue all run higher in Sunnyvale than in the Sacramento region. A flat-lot 612 sq ft one-bed that might be in the low $200Ks inland runs roughly $370K to $455K all-in here. The flip side is the rent and the land value: Sunnyvale one-beds rent for $2,800 to $3,500 a month and the underlying lot is worth a fortune, so the investment still pencils even at full Bay Area build pricing. We're upfront about the number on the first visit — no bait-and-switch off an inland price sheet.
Yes, and we build to the Eichler character rather than around it. Sunnyvale has thousands of Eichlers, concentrated off Fair Oaks and near Ponderosa, and several of those blocks carry single-story overlay protection the neighbors watch closely. That doesn't stop an ADU; it shapes one. A detached single-story unit or a garage conversion fits cleanly, while a two-story scheme on an overlay block is a non-starter that'll get bounced. The design challenge is matching the Eichler post-and-beam look, meaning the flat or low-slope roof, the glass, the proportions, so the new unit reads as belonging rather than bolted on. We design to that look and to the height limit from the first sketch, because an overlay or design-guideline conflict is the surest way to stall a Sunnyvale project.
On some blocks, yes, and it's a real local issue rather than boilerplate. Sunnyvale sits under the approach to Moffett Field and within the broader airport land-use planning area, so parts of the city fall inside FAA Part 77 surfaces and the airport land-use compatibility overlay. For most single-story detached ADUs that's a non-event. Where it bites is height — a block under a low approach surface can cap how tall the unit goes and may trigger a height review during permitting, which matters if you were hoping to build up. We check your specific parcel against the airport surfaces on the first visit and set the roofline to what's actually allowed, so it isn't a surprise correction halfway through plan check.
On a friendly flat lot, budget about $370K to $455K all-in for a 612 sq ft one-bedroom detached ADU with mid-grade finishes, and roughly $520K to $660K for a 984 sq ft two-bedroom with upgraded finishes. The biggest cost drivers after size are the foundation and the constraints. Soft bay-side soils that need deep footings or piers, an Eichler match, or an airport-surface height redesign can each add real money over a plain flat build, plus any electrical service work PG&E requires. You get a fixed-price proposal after the free walk, so the final number is locked before you sign rather than guessed at.
It can, and on the Sunnyvale flats it often does, so we treat it as a design input rather than an afterthought. The lower, bay-side stretches around Lakewood Village and the blocks running toward the Baylands sit on soft alluvial and old bay-margin soils that expand when wet and settle when dry. That doesn't stop an ADU, but it usually means a real geotechnical report and sometimes a stiffer foundation, a post-tensioned slab or piers, instead of a plain Sacramento pad. The neighborhoods up toward the foothill side tend to sit on firmer ground. We order the soils picture early so the foundation is designed to the actual dirt, not assumed, and the cost is in the contract from the start.
California puts a 60-day clock on the City of Sunnyvale to approve or return corrections on a complete ADU application, and discretionary review is gone, so there's no neighborhood hearing to derail you. That said, Sunnyvale's One-Stop Permit Center is one of the busiest residential counters in the Bay Area, and between corrections, the airport height check, soils review, and any Eichler or floor-area question, realistic timing from signed contract to permit in hand runs about 10 to 16 weeks here — longer than a small Sacramento suburb. The main variable is how clean the drawings go in, which is exactly what an in-house plan set drawn by the people who answer the city's comments is for.
Often yes, and on a tight Sunnyvale lot it's frequently the smartest move. A lot of the city's postwar ranches and Eichlers came with an attached or detached garage that already sits inside the buildable footprint, so converting it sidesteps the side-yard access problem and usually keeps the foundation work modest. The catch is that an existing slab and walls were built to old standards — we check the slab thickness, the footing depth, the framing, and the moisture situation before promising anything, because a garage that looks fine can need real underpinning to carry conditioned living space. On an Eichler block we also match the conversion to the design guidelines. We tell you on the first walk whether your garage is a clean conversion or a teardown-and-rebuild.
Yes, deliberately and for the right projects. We're a Sacramento design-build outfit, CA license #1119373, and Sunnyvale is roughly a two-and-a-half-hour run down I-680 or I-880 and into the South Bay. We don't pretend that's around the corner — it's a real drive, which is why we take the larger Sunnyvale ADU jobs where homeowners want Sacramento-area craftsmanship and pricing discipline on a build that's worth the travel. A detached unit, a serious garage conversion, an Eichler-matched addition: those justify the trip and get a steady crew presence, not a contractor who disappears for two weeks. Call (916) 677-9774 and we'll talk through whether your project is the right fit.

Building an ADU in Sunnyvale: what a Sacramento contractor learned working the South Bay
Sunnyvale is the geographic middle of Silicon Valley, and it doesn't build like the inland suburbs we call home. Lots run small and worth a fortune. A chunk of the city sits under the airport approach, where a roofline can hit FAA height surfaces nobody warned the homeowner about. Soft bay-side soils shape the foundation, the Eichler tracts cap height with overlays, the permit counter is one of the busiest in the Bay, and the rents are among the highest in the country. We're a Sacramento design-build crew that takes the Sunnyvale jobs worth the drive. Here's the honest version.
01Section
Valley of Heart's Delight to Silicon Valley
Sunnyvale spent the first half of the twentieth century as apricot and cherry orchards, the heart of what got called the Valley of Heart's Delight. Then the defense and electronics money arrived. Lockheed, Moffett Field, then the semiconductor firms that named the region, and the orchards became tract housing about as fast as anywhere in California. What got left behind is a layered residential stock: postwar ranches on flat lots, thousands of Joseph Eichler post-and-beam homes from the 1950s and early '60s, and pockets of older bungalows near the original downtown around Murphy Avenue.
What it didn't leave is room. The lots were platted to the edges, the city built out to its borders decades ago, and Sunnyvale carries a chronic housing shortage with some of the steepest home prices in the country. That pressure is what makes an ADU pencil here even at South Bay build costs. When a modest ranch clears multiple millions, the unused 600 square feet behind your house becomes the most valuable thing you can build. Demand was never the question in Sunnyvale — the lots, the soil, and the rules were.
