Space is rarely the problem, so placement is everything. Our PM walks the property first, free, before anything gets signed, mapping the septic field, the protected oaks, the well and panel, and the grade as it rolls toward Folsom Lake. Then the layout is drawn to your actual parcel, never a stock catalog plan — a unit off Barton Road is a different animal than one on a gated Los Lagos lot.

Here's what nobody tells Granite Bay homeowners until it's expensive: you're unincorporated, and a big share of these properties sit on private septic and a well. Placer County Environmental Health gets a say the moment you add a second dwelling's bedrooms and fixtures, because your tank and leach field were sized for the main house alone. So we get septic capacity reviewed through them before the design locks; if the field needs enlarging, that $12K to $30K is priced into the fixed proposal instead of sprung mid-build. Some streets carry San Juan Water District service or a sewer connection, which is simpler, so we confirm up front which world your parcel lives in — well capacity or a metered connection.

Everything routes through the Placer County Community Development Resource Agency in Auburn, a 30-minute drive from the lake, where we submit a full plan set drawn in-house — site, structural, Title-24, MEP. State ADU laws made the permit ministerial, so a clean set has to issue, but the honest caveat is Placer's office is fine, not fast: it serves a county from Tahoe to the valley floor, so first comments land in 5 to 8 weeks. Drop a protected native oak without a filed tree-protection plan and you buy a stop-work order and a fine, and enclaves like Los Lagos and Treelake add HOA review. We run those packets alongside the county, not after.

Granite Bay doesn't build like the tract suburbs around it. Big oak-shaded lots, private septic and wells on a lot of properties, native trees you can't touch without paperwork, and a county permit office a half-hour away in Auburn all shape what gets built here and what it really costs. We're a Sacramento design-build crew that's spent years working these specific lots and this counter. Here's the straight version.

Why Granite Bay homeowners build backyard units

The pull here is a little different from Roseville or Elk Grove. Granite Bay is one of the most sought-after pockets in the whole region — the 95746 zip, the Eureka Union and Granite Bay High school reputation, the proximity to Folsom Lake. People don't leave. So when a parent needs to move closer, or an adult kid can't crack a market where the median house clears a million, the answer isn't selling and moving away. It's putting a real second home in the backyard. We get those calls weekly.

The lots make it possible in a way flatland tracts don't. Half-acre, one-acre, multi-acre parcels mean space is almost never the constraint — a detached 600 or 1,000 sq ft unit drops in without crowding the main house or the property line. You're not fighting a 6,000 sq ft pad where the ADU eats the whole yard. And the law finally cleared the path: California made the ADU permit ministerial, so Placer County has to approve a compliant set instead of routing it to a hearing a neighbor could fight. The demand was always here behind the gates and oak hedges. The state just stopped blocking it.
