How the process works

From bare yard to move-in ready

Build typically runs 6–9 months. Foundation, framing, and weather-in usually take 8–12 weeks; the interior — drywall, cabinetry, tile, fixtures, finish carpentry — is another 10–16 weeks; permits and final inspection wrap the project.

We act as the single point of contact across architecture, engineering, permitting, site work, and finishing trades. You never have to chase a sub-contractor — every question goes through us.

The reality sits somewhere in between — a detached ADU is a substantial construction project, but it's also one of the most predictable home investments a Sacramento-area homeowner can make in 2026. This guide walks through everything we wish more homeowners knew before they signed a contract.

What a detached ADU actually is (and isn't)

A detached ADU is a fully independent living unit on the same lot as your main home, but standing as its own structure with its own foundation, roof, and exterior walls. It has its own kitchen, its own bathroom (or two), its own front door, and — depending on how you configure utilities — often its own meter for water, gas, and electric. From the inside, it functions exactly like a small home. From the curb, it usually reads as a compact backyard cottage.

What it isn't: a glorified shed, a permit-exempt accessory structure, or a finished out-building that you can rent without going through the city. California's ADU laws are specific: anything you live in or rent for residential use has to meet the state's habitable-structure code, which includes things like minimum ceiling heights, egress windows, fire separation requirements, and Title 24 energy standards.
