We've seen original 1960s slabs in Central Davis cracked corner to corner, so a new unit gets a post-tension slab or deepened footing sized to the soil report. Then the trees: many older lots in Old North and Old East Davis carry a mature elm or oak right where you'd build, so we site around driplines, handle the tree permit and arborist report up front, and tell you in week one which corner is buildable.

Davis is an incorporated city with its own Building Division on Russell, where almost every ADU permit goes; only edges like El Macero and a few unincorporated pockets route through Yolo County. State law makes ADU approval ministerial, so the city issues once you pass plan check, but a clean submittal from this deliberate university town still runs 5 to 8 weeks, slower than the county across the Causeway. Layered on top is CALGreen plus Davis's own reach-code electrification, stormwater and parkway-tree items, and drawings that ignore them buy correction cycles. Hand Davis a sloppy set and it stretches a permit past four months, so we draw to its checklist the first time.

First thing to get straight: Davis is an incorporated city, not a slice of unincorporated county.
