The thing that makes a detached ADU worth the money is also what makes it the hardest type to build — it shares nothing with your house. Own slab. Own walls. Own roof. We set a 612 sq ft unit on a Central Davis lot where the original 1960s slab had cracked corner to corner, and because the new unit stood completely free we placed it clear of an old elm's dripline and faced the glass into the yard instead of the fence. That freedom is why Davis owners go detached. The cost of it is a second foundation engineered for the clay, a separate roof, and a materials path from the street to the back. The ground under Davis

Adobe clay needs an engineered slab

Here's the Davis fact that drives almost every detached job: the ground. Yolo adobe is expansive clay — it swells when wet and shrinks when it dries, and it does that every season. That's the reason original 1960s slabs around Central Davis crack corner to corner. A detached ADU carries its own new foundation, so we don't drop a generic pour on that soil and hope. We get a soils report and engineer the foundation to it — usually a post-tension slab, sometimes deepened and reinforced footings — sized to the actual swell potential of your lot. The terrain itself is flat and easy, which helps. But the slab under that flat ground is where the engineering money goes.

The other thing that shapes a Davis build is the trees. The city has a strict tree ordinance — protected city trees, mandatory street trees on the parkway strips, and mature heritage elms and oaks all through Old North and Old East Davis. Building a Detached ADU in Davis — A Straight-Talk Guide for Yolo County Owners

A detached ADU is the version most Davis owners actually want: a freestanding unit with its own foundation, its own roof, and its own front door, set off the main house. It's also the version with the most moving parts, and Davis adds a couple the rest of the region doesn't. This guide is about building one here specifically — the City of Davis permit path and its reach codes, the expansive adobe clay that dictates the foundation, the tree ordinance that shapes where the unit can even go, the strong UC Davis rental demand, and the real 2025-2026 numbers. We build these for a living, so most of what follows is what we'd tell a neighbor over the fence.

What "detached" actually means here

Detached means freestanding. The unit doesn't touch your house — its own slab foundation, its own roof structure, four of its own exterior walls. That's the line separating it from an attached ADU, which shares at least one wall with the main home, and from a conversion, which reuses an existing shell. All three are legitimate ADUs under California law. They build, cost, and live differently, and detached is the most independent of the three.

The appeal of detached, and the reason it fits Davis, is that independence. Because it stands alone, we place it where the lot wants it and orient it for light and for the yard — not locked to the geometry of your house. In Davis that flexibility earns its keep in a specific way: it lets us work around the trees. A detached unit can be slid clear of a protected elm's dripline in a way an addition bolted to the house simply can't.
