That first walk reshapes the plan more often than not. Then concept sketches. You react, we revise. Most clients run two or three rounds; a few push past five before the layout clicks. Custom is the priciest path, and Silicon Valley pushes it higher than almost anywhere we work — I won't soft-pedal it. For 2025-2026 we're seeing finished custom detached units in Sunnyvale land roughly $427K to $760K-plus depending on size, finish level, and how tight the site is. High land value, strict and slower city review, high permit fees, and the seismic detailing this region requires all stack onto the number. A cramped lot also costs more to build on than an open one: material staging is harder, access is tighter, and protecting a mature tree or an Eichler's glass during the work takes care. The flip side is why owners build here anyway — Sunnyvale rents, propped up by Apple, LinkedIn, and the surrounding tech employers, run far above Sacramento. Even a $600K-plus unit pencils out in a way it never would back home.
Fair question, and I'll be straight: we're based in Sacramento, about two and a half hours from Sunnyvale. We're not the closest crew you can hire. We extend down here for homeowners who want our craftsmanship and our pricing over a Bay Area outfit's quote, or for a larger custom project that's worth the roughly two-hour drive each way — and custom usually is, because the value sits in the design and the build quality, not in being five minutes away. I'll be on your lot for the site walk and the key milestones: the foundation pour, framing, and the major inspections. If your job is a small, simple unit on a clear lot, a Sunnyvale-local crew may serve you better, and I'll say so. For a complex, finish-heavy custom build, the right team beats the close one.

Custom costs more and takes longer up front. The reason to choose it is a one-off problem — a small lot where every foot counts, a mature tree or pool in the way, an Eichler you want matched, an accessible suite for a parent — that a rectangle off the shelf can't reach. The build itself is usually seven to ten months for a custom detached unit, with a tight site or tricky access stretching it. Door to door you're looking at roughly thirteen to nineteen months. The slower city counter and the high fees are what push it past a flat-lot Sacramento job — plan for it from the start rather than getting surprised at month four.
It's usually the whole reason to go custom here, so we get ahead of it on day one. Sunnyvale lots are modest and the house tends to sit center-parcel, which leaves a small, oddly-shaped buildable area after setbacks. A stock rectangle either doesn't fit or wastes the yard. Because we're drawing from scratch, we shape the unit to the space that's actually left — borrow a few feet here, notch around a tree there, orient the windows away from the neighbor's. We also think hard about how material gets onto the lot, since a four-foot side yard changes the build plan and the price. A catalog plan has no answer for a tight Valley lot. A drawn one fits it, uses the yard well, and still leaves usable outdoor space.
Yes, and on a Sunnyvale lot that's often exactly the constraint that sends people to custom. Sunnyvale protects larger trees, so a mature redwood or oak you can't remove becomes a fixed point the design has to respect — we set the footprint and the foundation to keep clear of the protected root zone, sometimes shifting or notching the unit to do it. A pool does the same thing from the other direction, eating buildable area and dictating where the unit can land. A flat-pad stock plan ignores both and fails plan check or the field. It matters, and it should. Sunnyvale sits in an active seismic region — the Bay Area's faults run through the surrounding ground, and building here means building for real ground motion. On every custom unit we draw the shear walls, hold-downs, anchor bolting, and a foundation tied together so the structure rides a shake instead of coming apart in one. The good news is the dirt itself is friendly: Sunnyvale is flat valley soil, so we're not engineering for a slope on top of the seismic loads the way we would on a Bay Area hillside. That keeps the foundation more straightforward than a hill lot — usually a well-detailed slab on grade — while still carrying the seismic detailing the region requires. A stock plan drawn for a calm site elsewhere doesn't build this in. A custom set drawn for a Sunnyvale parcel puts it in the structural drawings from the start.
The permit goes through the City of Sunnyvale — plan check and inspections run through the city's building and planning departments. One counter, high fees, and slower, stricter review than the Sacramento suburbs. Power is PG&E. SMUD doesn't operate here, so if you've heard of it from family back our way, it doesn't apply. A custom unit's electrical service, any main-panel upgrade, the load calc, and the meter set all coordinate through PG&E, which in the Bay Area can be slow. An all-electric unit with a heat pump, an induction range, and maybe an EV charger pulls real load, so we size the service and line up PG&E early in design rather than at the end, where it stalls a final inspection. With the city counter already slow, getting the utility piece moving early is half of keeping a custom build on schedule.
State law caps a detached ADU at 1,200 sq ft, and most of our custom clients build toward that ceiling — at 1,100 to 1,200 sq ft you fit two genuine bedrooms, a full kitchen, and a real living room, which is usually the whole point of going custom. Whether your Sunnyvale lot has room to site a unit that size is the real question, because parcels here are modest and the main house already takes its share. Often the lot supports a true two-bedroom; sometimes the honest answer is a tight one-bedroom that fits the buildable area without crowding the yard. That's a judgment we make on the site walk, not from a plat alone. Attached ADUs follow a different size rule tied to the main house, so we'll run those numbers for your specific lot too.

People throw "custom" around loosely, so let me draw the line. A stock or model ADU is a plan we've already drawn and built before — pick a size, maybe swap a finish, and it drops onto an open pad. Quickest, cheapest, and for a clear Sunnyvale backyard with room to spare and an ordinary main house, often the right one. We build those gladly. But it isn't custom.
Custom means the design starts at zero, on your parcel.
