The design phase

Design phase, site walk to permit

Custom gets won or lost in the drawings, so the hours go there. It opens with a site walk and a measure-up, and on an Auburn lot a survey never tells the whole story. I want to see where the granite breaks the surface, how the grade moves toward the canyon, where the existing service drops in from the PG&E line. Then concept sketches. You react, we revise — most clients run two or three rounds before a floor plan feels right, and a few push past five. Once the layout locks we move to construction documents: structural for the hillside foundation, Title-24, mechanical, plumbing, the Chapter 7A details, the PG&E load calc. That's the line separating custom from a stock detached ADU, where you choose a model and drop it on a pad, and from a conversion, which reuses a shell you already own.

The reason custom exists is that some lots and some families don't fit a template.
