What makes a detached ADU worth the spend is the same thing that makes it the hardest type to build — it shares nothing with your house. Own slab. Own walls. Own roof. We set a 612 sq ft unit on a Christian Valley lot that fell away toward the canyon, and because it stood completely free we stepped it down the grade and aimed the glass at the tree line instead of the neighbor's siding. That freedom is the whole reason Auburn owners go detached. The price of it is a second foundation, a separate roof, and a materials path from the street down to the back of a sloped foothill lot. We map every foot of that before you sign.

The City of Auburn runs your permit

Auburn is an actual incorporated city, and it's the Placer County seat. So unlike a lot of the foothills, you've got a real city counter. Your detached ADU permit goes through the City of Auburn building department — and if your address sits just outside the line, in the unincorporated edge, it routes to Placer County instead. We confirm which one owns your parcel before drawing a thing, because the two run on different fee schedules and different timelines. There's a second wrinkle most builders gloss over: if you're anywhere near Old Town or Downtown, you may land inside the historic district, where design review on Auburn's 1800s buildings is genuinely strict. We pull your zoning and your overlay first.

Getting power and material down the lot

Everything that builds a detached unit has to physically reach the pad, and in Auburn that pad is usually downhill and over rock. On a flatter Auburn Greens lot it's straightforward. Up in Bowman or out toward Christian Valley, you're into Sierra-foothill terrain — steeper slopes, grading to cut a level pad, sometimes a retaining wall, and a trench through decomposed granite. Hit solid granite under the footing and you're into rock excavation, the single line that moves an Auburn budget the most. Power is PG&E up here, with its own service application and meter timeline. The American River canyon drops away right below town, so on canyon-side lots access gets tight. We shoot grades and probe the soil before we price anything.

What "detached" actually means here

Detached means freestanding. The unit doesn't touch your house — its own slab or stem-wall foundation, its own roof structure, four of its own exterior walls. That's the line separating it from an attached ADU, which shares at least one wall with the main home, and from a conversion, which reuses an existing shell. All three are legitimate ADUs under California law. They build, cost, and live differently, and detached is the most independent of the three.

The appeal of detached, and the reason it fits Auburn, is that independence. Because it stands alone, we place it where the lot wants it and orient it for light, for the tree line, for the canyon view — not locked to the geometry of your house.
