A detached unit shares nothing

The thing that makes a detached ADU worth the money is the same thing that makes it the hardest type to build. It shares nothing with your house. Own foundation, own walls, own roof. We set a 648 sq ft unit on a Spring Lake lot where the owners wanted the kitchen window aimed away from the neighbor's fence, and because the unit stood completely free we just rotated it on the pad and pointed it where they wanted. That freedom is why Woodland owners go detached. The price of it? A second foundation, a separate roof system, and a materials path from a flat valley street to the back of the lot — which we map before you sign.

The City of Woodland runs your permit

Woodland is its own incorporated city — the Yolo County seat — so it has a real building department with a real counter. Your detached ADU permit, plan check, and inspections all run through the City of Woodland. No county detour, no confusion over jurisdiction. There's one wrinkle that catches people, though. If your home sits in or near downtown's historic district — College Street, First Street, the Dead Cat Alley and Stephens area — anything visible on the lot gets genuine design review. Woodland holds one of the best collections of 1800s Victorian and early Craftsman homes in California, and the city protects it. We pull your zoning and any overlay first.

Clay soil, PG&E, utility runs

Clay soil drives an engineered footing

Woodland sits on the flat valley floor, so the grading is usually easy. The dirt underneath is the catch. This is expansive clay that swells when it's wet in February and shrinks tight in a dry September, and that movement is hard on a plain slab. So a detached unit here almost always gets an engineered foundation: a soils report, then a stiffer footing or a post-tensioned slab built to ride the clay instead of cracking. Power is PG&E, not SMUD — its own service application and meter timeline. And because detached carries separate utility runs, we trench water, sewer and electrical out to the pad. We engineer the footing before pricing the build.

Two very different Woodlands

Old downtown or newer subdivisions

Woodland really splits into two kinds of lots, and a detached ADU lands differently on each. There are the older homes around downtown — Victorians and Craftsman bungalows, deep lots, mature trees, and that historic design review hanging over anything you can see from the street. Then there's the newer side: subdivisions like Spring Lake on the south and east edges, tract homes from the last couple decades, often inside an HOA with its own architectural rules on top of the city's. Both build fine. They just carry different homework. Downtown means matching trim, rooflines and materials to a 19th-century house. Spring Lake means clearing the HOA first. Building a Detached ADU in Woodland — A Straight Guide for Yolo County Owners

A detached ADU is the version most Woodland owners actually have in mind: a freestanding unit with its own foundation, its own roof, and its own front door, set off the main house. It's also the version with the most moving parts, and Woodland adds a couple the rest of the region doesn't. This guide is about building one here specifically — the City of Woodland permit path, historic design review downtown, the clay that drives an engineered footing, the HOA question in Spring Lake, and the real 2025-2026 numbers. We build these for a living, so most of what follows is what we'd tell a neighbor over the fence.

What "detached" actually means here

Detached means freestanding. The unit doesn't touch your house — its own foundation, its own roof, four of its own exterior walls. That separates it from an attached ADU, which shares a wall with the main home, and from a conversion, which reuses an existing shell. All three are legitimate ADUs under California law. They build, cost, and live differently, and detached is the most independent of the three.

The appeal, and the reason it fits a lot of Woodland lots, is that independence. Because it stands alone, we place it where the lot wants it and orient it for light, privacy, and how you'll use the yard — not locked to the geometry of your house. On a deep downtown lot that means setting it well back behind the Victorian; on a tighter Spring Lake tract it means rotating carefully against the setbacks.
