The design phase

Design phase, site walk to permit

Custom gets won or lost in the drawings, so the hours go there. It opens with a site walk and a measure-up, and on a Woodland lot a survey alone won't carry you. I want to see how your house actually reads from the street — the roofline, the trim, the porch detail on an old Craftsman — and where the existing PG&E service drops in. Then concept sketches. You react, we revise — most clients run two or three rounds before a floor plan feels right, and a few push past five. Once the layout locks we move to construction documents: structural for the clay-soil foundation, Title-24, mechanical, plumbing, the PG&E load calc. The honest part — this front end runs six to ten weeks before anything hits the City of Woodland counter.
