Why custom in Walnut Creek

When the lot won't take a stock plan

A stock detached plan wants a flat, empty rectangle on quiet dirt. Walnut Creek often gives you more room than the rest of the Bay — lots run generous here — but rarely the blank pad a catalog needs. There's a heritage oak you can't touch, a pool eating half the yard, a grade that rolls from the flat central streets up toward Northgate and the Diablo foothills. Then add the seismic engineering the region demands and a city counter that takes its time. Custom answers what a pre-drawn plan can't see. We draw the unit to the buildable area you actually have, around the trees, to the slope, to your specific ranch house — then we build it.

Custom ADU framed on a Walnut Creek lot, sited around mature oak trees and a rolling grade.
  • Sited around mature oaks, a pool, or an odd corner the survey ignores
  • Foundations engineered to the foothill grade and regional seismic loads
  • The answer when no off-the-shelf footprint lands on the parcel
The design phase

Site walk to permit, drawn in-house

Custom is won in the drawings, so we put real hours there — and on a Walnut Creek lot, before anyone knows how the oaks or the side-yard access actually behave. It opens with a site walk and a measure-up. A survey leaves things out. It won't tell you where the oak's drip line really sits, or how far the grade climbs behind the house toward Saranap. That first visit reshapes the plan, and up in the foothills it points the foundation engineer at a soil report early. Then concept sketches. You react, we revise. Most clients run two or three rounds; a few push past five. When the layout locks we draw full construction documents and file with the City of Walnut Creek. Honest part: this front end runs five to nine weeks before the counter even sees it.

Custom ADU floor plan and elevations laid out during the Walnut Creek design phase.
  • Site walk, tree survey, and access study before a single line gets drawn
  • Soil report drives a foothill foundation from day one
  • Full construction documents drawn in-house, then filed with the city
Matching the main house

Matching a mid-century ranch in Walnut Creek

A custom unit should look like it grew out of your house, not like it got parked behind it. Walnut Creek makes that an easy goal and a real job at once, because the town is mostly mid-century ranch with newer infill mixed in. Ranches read low and long — shallow roof pitch, wide eaves, horizontal lines, often board-and-batten or brick accents. Drop a tall, steep-roofed box behind one and the proportions fight. We pull roof pitch off your actual house, match the eave depth, carry the same siding and trim across, and keep the new unit reading low so it belongs. Up toward the oak-wooded hillsides the vocabulary shifts woodsier. A copied stock elevation rarely sits right on a Walnut Creek ranch lot. A drawn one does.

  • Low rooflines, wide eaves, and ranch proportions matched to your home
  • Woodsier detailing for the Northgate and foothill hillside lots
  • Roof pitch, eave depth and siding drawn to your specific house
Multi-gen + finishes

Multi-generational layouts done right

A lot of our Walnut Creek custom work is families solving one exact problem — aging parents who want their own front door near Broadway Plaza and BART, or adult kids priced out of the East Bay who'd rather pay into the family than a landlord. The rent math out here is a different planet from Sacramento, which is why these units pencil. That reshapes the plan. We draw zero-step entries, 36-inch doorways, curbless showers with grab-bar blocking in the walls, and a second primary suite so two generations each keep their privacy. The detached ceiling is 1,200 sq ft, and custom clients push right up against it — at 612 sq ft you get a tidy one-bed, but near the cap you fit two real bedrooms, a full kitchen, and a proper living room. Then finish level: quartz, real oak floors, a tiled shower instead of a fiberglass insert.

Frequently asked

Questions, answered

The most common things Sacramento homeowners ask before starting an ADU project.

  • Custom is the priciest path, and the Bay Area pushes it higher than almost anywhere we work — I won't soft-pedal it. For 2025-2026 we're seeing finished custom detached units in Walnut Creek land roughly $412K to $700K-plus depending on size, finish level, and how rough the site is. The big variables here are the ground and the trees. A foothill lot toward the Diablo edges needs a stepped or pier-and-grade-beam foundation cut into the slope — not a cheap generic pour — and that's real money before you frame a wall. Add the seismic engineering the region's active faults demand, the city's permit fees, and working carefully around a protected oak. The flip side is why owners build here anyway: Walnut Creek rents, driven by an affluent downtown and BART access to the whole Bay, run far above Sacramento. Even a $600K-plus unit pencils in a way it never would back home.

Custom ADU design and construction in Walnut Creek

Some Walnut Creek backyards just won't take a stock plan. A heritage oak you can't touch, a pool eating half the yard, a foothill lot that climbs away toward Northgate, a fire-hazard zone with its own rulebook, or parents moving in who need a unit drawn around them — that's when you build custom. We're a Sacramento design-build crew (CA license #1119373) that extends to the East Bay for owners who want our craftsmanship and value, draws a bespoke ADU for your exact Walnut Creek lot, and builds it design through final inspection, one team the whole way. What actually makes an ADU custom

People throw "custom" around loosely, so let me draw the line. A stock or model ADU is a plan we've already drawn and built before — pick a size, maybe swap a finish, and it drops onto a flat pad. Quickest, cheapest, and for a clean flat Walnut Creek backyard with an ordinary main house, often the right one. We build those gladly. But it isn't custom.

Custom means the design starts at zero, on your parcel. Our designer takes the survey, the City of Walnut Creek setbacks, the soil report, the grade, the tree drip lines, the seismic requirements, and how your family plans to live. Then a unit gets drawn that didn't exist until your lot called for it. The footprint bends around the oak, the foundation answers the slope, the roofline answers your ranch. Nobody else has this plan.
