Tracy is one of the easier valleys we build in — flat ground, and a lot of newer subdivisions with bigger, squared-off lots than you'll ever find in the inner Bay. So the reason people call us for custom out here isn't usually a cramped, weird parcel. It's the opposite. There's real room, and they want to use it well. A larger multi-bedroom unit for two generations. A high-end rental that earns the commuter premium. A layout drawn to a specific view or a backyard pool. Tracy Hills and northeast Tracy give you the square footage to do that; a stock rectangle just leaves it on the table. Custom answers what a catalog plan can't see — your exact lot, your real family, the rental math that brought you here. We draw it, then we build it.

The design phase

Site walk to permit, drawn in-house

Custom is won in the drawings, so we put real hours there. It opens with a site walk and a measure-up — out in a Tracy Hills cul-de-sac on the southwest side, or in one of the northeast subdivisions off Grant Line Road. A survey leaves things out. It won't tell you where the sewer line actually runs, whether the HOA has an opinion on a second roofline, or how the late-afternoon Delta breeze hits the backyard you'll be siting against. That first visit reshapes the plan, and it points the foundation engineer at a soil report early, because Tracy's flat valley ground is expansive clay and the water table climbs toward the Delta. Then concept sketches. You react, we revise. Most clients run two or three rounds; a few push past five. When the layout locks we draw full construction documents and file with the City of Tracy. Honest part: this front end runs six to ten weeks before the counter even sees it.

Matching the main house

Making it match a newer Tracy home

A custom unit should look like it grew out of your house, not like it got dropped behind it. Tracy makes that specific, because so much of the city is newer subdivision stock — production homes from the 1990s on, plus the brand-new Tracy Hills and Mountain House builds, with their own stucco bodies, tile or composition roofs, and tract-builder trim packages. Drop a mismatched box behind a 2015 two-story and the street notices. So we pull roof pitch off your actual house, match the eave depth, carry the fascia and trim across, and source siding and a stucco texture that read the same from the curb. We also check the HOA, because most of these subdivisions have one, and the design book it hands you can dictate roof material, colors, and setbacks. Downtown and old Tracy run older and smaller — different vocabulary entirely. A copied stock elevation rarely belongs on either. A drawn one does.

Multi-generational layouts done right

A lot of our Tracy custom work is families solving one exact problem — aging parents who want their own front door, or adult kids who'd rather pay into the family than into a Pleasanton lease they got priced out of. That commuter story is the whole Tracy story: people drive the Altamont over to the Tri-Valley and San Jose because the house here costs less, and an extra unit on the lot stretches that further. The rent the unit can earn, with that commuter demand behind it, is why a $400K-plus custom build still pencils out here. So we draw for it. Zero-step entries, 36-inch doorways, curbless showers with grab-bar blocking in the walls, and a second primary suite so two generations each keep their privacy. The detached ceiling is 1,200 sq ft, and custom clients push right up against it — at that size you fit two real bedrooms, a full kitchen, and a proper living room. Then finish level: quartz, real oak floors, a tiled shower instead of a fiberglass insert.

The most common things Sacramento homeowners ask before starting an ADU project.

  • Custom is the priciest of the four paths, and I won't soft-pedal it. For 2025-2026 we're seeing finished custom detached units in Tracy land roughly $350K to $560K-plus depending on size, finish level, and how the site behaves. A few things drive that. The valley clay means an engineered foundation, not a thin generic slab — real money before you frame a wall. Some lots toward the Delta carry a higher water table that the foundation has to answer. Add city fees and PG&E coordination. The good news for Tracy: it sits well below Bay Area build costs. You're not paying Pleasanton or Livermore prices, which is the whole reason people moved out over the Altamont in the first place. A custom unit here lands between Sacramento-suburb pricing and true Bay Area pricing — mid-range, and that mid-range is exactly the spread that makes Tracy work.

What actually makes an ADU custom

People throw "custom" around loosely, so let me draw the line. A stock or model ADU is a plan we've already drawn and built before — pick a size, maybe swap a finish, and it drops onto a flat pad. Quickest, cheapest, and for a clean open Tracy backyard with an ordinary main house, often the right one. We build those gladly, and Tracy's flat lots suit them well. But it isn't custom.

Custom means the design starts at zero, on your parcel. Our designer takes the survey, the City of Tracy setbacks, the soil report, the HOA design book, a pool or view already in play, and how your family plans to live. Then a unit gets drawn that didn't exist until your lot called for it. The footprint uses the room a Tracy subdivision lot actually gives you, the foundation answers the clay, the roofline answers your house and the HOA palette. Nobody else has this plan.
