The design phase

Design phase, site walk to permit

Custom is won in the drawings, so we spend the hours there. It opens with a site walk and a measure-up — and in Stockton the first thing I'm reading is the ground. On the west and south sides, near the waterways, you can feel how soft the lot is underfoot, and that single observation changes the whole foundation strategy before a line gets drawn. Then concept sketches. You react, we revise. Most clients run two or three rounds before a floor plan feels right; a couple push past five. Once the layout locks we move to construction documents: structural sized to the soils report, Title-24, mechanical, plumbing, the PG&E load calc. The honest part — this front end runs five to nine weeks before a permit lands at the City of Stockton counter. Longer than any stock plan. That's the trade.

From the Magnolia District to Spanos Park

The Magnolia District and the Miracle Mile run grand early-century Victorians and Craftsman bungalows, some under historic review where trim profiles and roof pitch actually matter. Lincoln Village is mid-century ranch. Brookside and Spanos Park are newer master-planned stucco with their own palettes. Weston Ranch on the south side is later-era tract. We match roof pitch, pull eave depth, copy trim and source siding that reads the same from the street — whether that's a turned porch post in Magnolia or a flat-tile hip roof in Brookside. A copied stock elevation almost never belongs to the property. A drawn one does.

A lot of our Stockton custom work is families solving one exact problem — aging parents who want their own front door, or an adult kid who, in a market this affordable, would still rather build in the backyard than sign another lease.   • Custom is the priciest path — I won't soft-pedal it. For 2025-2026 we're seeing finished custom detached units in Stockton land roughly $358K to $545K depending on size, finish level and the lot, call it $300 to $460 a square foot. The delta soil is the wild card here: on a west-side or waterway lot with a high water table, the foundation alone can add $18K to $40K over a plain slab, because you're often into stem walls, a thickened mat or piers. A 1,150 sq ft premium multi-gen unit can run past $510K. A stock plan on firmer dirt would cost less. You're paying for the design, the bespoke footprint, the finishes — and on the soft lots, the foundation the ground demands.

What actually makes an ADU custom

People throw "custom" around loosely, so let me draw the line. A stock or model ADU is a plan we've already drawn and built — pick a size, maybe swap a finish, and it drops onto a pad. Quickest, cheapest route, and for a firm, level Stockton lot with a simple one-bedroom ask it's often the right one. We're glad to build those. But it isn't custom.

Custom means the design starts at zero, on your parcel. Our designer takes the survey, the City of Stockton setbacks, the soils report, the sight line from the main house, and how your family actually plans to live — then draws a unit that didn't exist until your lot called for it. The footprint bends to the constraints. The foundation answers the dirt. The roofline answers your house. Nobody else has this plan, because nobody else has your exact mix of lot, soil and family.
