Custom is won in the drawings, so we spend real hours there — and on a Santa Rosa lot, before anyone knows whether the parcel sits in a hardening zone or how the clay behaves under it. Built to Chapter 7A, not around it

Santa Rosa is where a custom ADU has to be fire-smart from the first line, and you can't fake that into a stock plan after the fact. If your lot sits in the wildland-urban interface — and a lot of Fountaingrove, the eastern hills, and the fringes of Rincon Valley do — California Chapter 7A is the law, not an upgrade. That means a Class A roof, ember-resistant vents that won't let burning debris into the attic, fire-rated or noncombustible siding, tempered or dual-glazed windows that survive radiant heat, and defensible space designed into the siting. We draw all of it into the structure from concept, because retrofitting hardening onto a finished unit is expensive and never as clean. After what this town lived through in 2017 and 2019, building any other way is malpractice.

What actually makes an ADU custom

People throw "custom" around loosely, so let me draw the line. A stock or model ADU is a plan we've already drawn and built before — pick a size, maybe swap a finish, and it drops onto a flat pad. Quickest, cheapest, and for a clean flat Santa Rosa backyard well outside any fire zone with an ordinary main house, often the right one. We build those gladly. But it isn't custom.

Custom means the design starts at zero, on your parcel. Our designer takes the survey, the City of Santa Rosa setbacks, the soil report, the fire hazard overlay, the grade, the seismic requirements, and how your family plans to live. Then a unit gets drawn that didn't exist until your lot called for it. The footprint bends to the buildable area, the foundation answers the clay or the slope, the materials answer the fire zone, the roofline answers your house. Nobody else has this plan.
