What an attached ADU actually is

An attached ADU shares exactly one wall with your existing Roseville house. That single shared wall is the whole line between this and a detached cottage out back. Everything past that wall makes it a complete home — a private door off the side or rear, a real kitchen, a full bath, a bedroom you reach without walking through anybody's living room. We hung a 460 sq ft one-bed off the south wall of an Old Roseville home near Vernon Street last year, and the tenant and the owner never cross paths indoors. The trade is structural. The new unit has to tie into your roofline, your foundation, and your existing wall cleanly, which is its own discipline. Build it right and a passerby can't find the seam.

The shared-wall fire assembly

The wall you share stops being an ordinary interior wall the moment two separate dwellings sit on either side of it. Code wants a rated separation then — usually a one-hour fire assembly running floor to roof, the right gypsum layers, fireblocking, and ideally a sound-rated cavity so your tenant isn't living inside your TV. This is the part of an attached build that catches people off guard. On older Old Roseville bungalows we've opened walls expecting board sheathing and 1950s wiring, and that existing wall almost always needs work to carry the rating. We detail the assembly on the plans, build it to the listed spec, and the Roseville inspector signs off on something that physically exists rather than a note nobody honored.

  • One-hour rated separation between the two dwellings
  • Sound-rated cavity so neither side hears the other
  • Existing wall usually needs upgrading to hit the rating
Placer County permits

Permitting an attached ADU in Roseville

Roseville is its own city inside Placer County, so most jobs inside city limits file with the City of Roseville's Development Services — not the County, and not Sacramento's people 20 minutes southwest. Attached units get an extra look in plan check: reviewers study how the addition connects to your existing house, which makes your home's as-built condition matter more than it would for a detached job. State law keeps the review ministerial, and that's the leverage — a complete, code-compliant set has to be issued. We submit the site plan, floor plan, elevations, the wall-tie and foundation-transition structural details, Title-24, MEP, and the Roseville Electric coordination as one package. Clean attached submittals have been turning around in roughly 4-6 weeks. A thin set just buys correction rounds.

What the number really is

What an attached ADU costs in Roseville

Here's a range, then the honesty. A 480-ish sq ft one-bed attached unit with sensible mid-grade finishes generally lands around $208K to $268K all-in in Roseville. Go bigger — a 740 sq ft two-bed with its own utilities throughout — and you're closer to $292K to $378K. Attached tends to pencil a touch under detached per square foot, because you borrow a wall and tap utilities already on that side of the lot instead of trenching fresh runs to the backyard. The caveat I always give: that utility savings can vanish. Push past 750 sq ft and the City may require a separate water meter, which is real money. We walk your lot, read your panel and your meter, then hand you a fixed price — not a calculator guess.

Interior finishes inside a completed attached ADU in Roseville.
  • Roughly $208K-$378K depending on size and finish level
  • Usually a bit cheaper per sq ft than a detached unit
  • Past 750 sq ft a separate water meter can be required

Frequently asked

Questions, answered

The most common things Sacramento homeowners ask before starting an ADU project.

  • An attached ADU shares one wall with your existing house and ties into its structure. A detached unit stands alone in the yard with its own foundation and roof, sharing nothing. Both are full independent homes with a private entrance, kitchen, and bath — the only difference is whether the unit is physically joined to the main house. On a tighter Roseville side yard, attached often wins because it doesn't need a separate building pad cleared in the backyard.

Attached ADU design and construction in Roseville

An attached ADU shares one wall with your house and almost nothing else — its own entrance, its own kitchen, its own bath, a complete second home that happens to be joined to your first. We design and build them across Roseville, about 20 minutes northeast of our Sacramento base. Most of this page is the stuff we wish every homeowner knew before the first call: how the shared wall works, what the City of Roseville wants, why power runs through Roseville Electric, and where the real money goes.

01Section

Attached or detached on a Roseville lot

The first fork in any ADU conversation is attached versus detached, and on a Roseville lot the answer usually comes down to geometry. An attached ADU grows off your house, sharing one wall. A detached unit stands alone in the backyard. People assume detached is the default, but plenty of Roseville parcels — older Old Roseville lots, narrower infill, Sun City lots with room on one flank only — lack the clear space a freestanding cottage needs on every side to clear setbacks. Hang the unit off the house and you only clear the setback on the outer sides. That's often the difference between a project that pencils and one that doesn't.

There's a structural trade in both directions. Detached buys total independence: no shared wall, no tie-in to your roof, no question of whether your existing footing can carry a new load. You pay for that with a second foundation and a second roof. Attached borrows your wall, your roofline, and frequently your utilities, which trims the budget — but it asks more of the house you already own. If the wall it joins is in rough shape, or the foundation needs a transition over Placer clay, some of that savings goes right back into making the connection sound.
