On a Whitney Ranch lot last year we set a 612 sq ft single-story cottage at the back corner, and because it stood completely free we could turn the living-room glass toward the rear fence line instead of staring straight into the neighbor's wall. That's the freedom detached buys. The price of it is a second foundation, a separate roof system, and a longer haul for every material from the street to the backyard. We map all of that — including what's under the dirt — before you sign anything.

Getting materials and power to the back

Everything that builds a detached unit has to physically reach the backyard. On a flat Stanford Ranch pad with a wide side yard, easy.
