Converting a Garage Into an ADU in Rancho Cordova — A Contractor's Honest Guide
A garage conversion is the ADU most Rancho Cordova homeowners should price before anything else — it's almost always the cheapest, fastest route to a legal second unit. The walls, the roof, the footings already stand, so you're finishing a building instead of raising one. But a garage was built to shelter a car, and turning it into a place someone sleeps brings a specific set of Rancho Cordova realities: the old slab, the aging north-side panels, the south-side HOAs, the SMUD coordination, and the fact that since 2003 it all runs through your own city counter instead of the county. What follows is the version I'd give a neighbor over the fence.
Why the garage is the cheap path
The reason a conversion wins on price is plain arithmetic. A detached ADU makes you pay for a brand-new foundation and a brand-new roof, and those two items alone can run $40K to $75K on a small unit. A garage conversion reuses both — you're buying interior framing, insulation, windows, finishes, and the systems that turn a space livable, not a whole new shell. For a Rancho Cordova homeowner staring at a deep two-car garage, often 380 to 560 square feet, that's the line between a project that pencils and one that doesn't.
Rancho Cordova has good garage stock for this, and it splits two ways. The older north side — Cordova Meadows, Cordova Village, the 1950s and 60s tracts near old Mather AFB and the Aerojet area — is flat and affordable, with roomy attached garages that convert cleanly once the slab and panel are sorted.
