Freestanding, shares nothing

A detached unit is its own building

What makes a detached ADU worth the money is the same thing that makes it the bigger job: it shares nothing with your house. Own slab. Own framing. Own roof. On a flat Cordova Meadows lot we set a 612 sq ft single-story unit at the back of the yard, and because it stood completely free we could turn the living room windows toward the morning sun instead of staring at the side fence. That's the flexibility detached gives you that nothing else does. The price of it is a second foundation, a separate roof system, and a longer haul for materials from the street to the back. We map all of that before you sign anything.

  • No shared wall — fewer fire-separation headaches than attached
City of Rancho Cordova permits

The Rancho Cordova permit path

Rancho Cordova incorporated in 2003. It's its own city now, so your detached ADU permit runs through the City of Rancho Cordova planning and building counter — not Sacramento County. That matters, and here's the good news: the City counter is one of the smoother, faster ADU desks in the whole metro. State law made the review ministerial, which means a complete, code-compliant set has to get issued. We submit a full package — site plan, floor plan, elevations, structural, Title-24, the MEP sheets, and SMUD service coordination. Clean first submissions on detached units have been turning around quick here. Submit something thin and you'll burn correction cycles you never needed.

Access + SMUD power

Getting materials and power to the back

Everything that builds a detached unit has to physically reach the backyard. Most of Rancho Cordova helps you here — the lots are flat and easy to build on, which is half the battle on a detached job. On the older north side, in Cordova Meadows or Cordova Village near the old Mather field and Aerojet, the 1950s-60s tracts have decent side yards but aging infrastructure. Power runs through SMUD, not PG&E. The new meter, any panel work, the service drop — all SMUD's process and timeline. Those older homes often carry a 100-amp panel that's full, so a second dwelling means an upgrade. We measure gate width and side-yard clearance on the first visit and start SMUD early.

What the number actually is

What a detached ADU costs here

I'll give you a range, then tell you why ranges lie a little. A 600-ish sq ft one-bed detached unit with sensible mid-grade finishes generally lands around $238K to $298K all-in in Rancho Cordova. Push to a 1,000-plus sq ft two-bedroom with nicer cabinetry and fully separate utilities and you're closer to $360K to $450K. The honest caveat: detached carries its own foundation and its own roof, so it rarely pencils cheaper than converting an existing garage — if budget is the only driver, conversion wins. The flat terrain helps your number here, and on the older north side the savings are real. What moves it most is the finish package and your panel. We walk the yard, then hand you a fixed price.

Frequently asked

Questions, answered

The most common things Sacramento homeowners ask before starting an ADU project.

  • Through the City of Rancho Cordova. The city incorporated back in 2003, so it runs its own planning and building department — your detached ADU permit goes to the City counter, not Sacramento County. This trips up homeowners who assume anything in the county runs through one office downtown. The City has its own ADU submittal requirements, its own fee schedule, and its own portal. The upside: that counter has a reputation as one of the smoother, faster ADU desks in the metro, so a clean set tends to move quickly. We confirm your parcel sits inside city limits before we draw a single sheet.

Building a Detached ADU in Rancho Cordova — A Straight Guide for Sacramento County Homeowners

A detached ADU is the version most Rancho Cordova homeowners picture: a small, freestanding home with its own foundation, its own roof, and its own front door, fully independent of the main house. It's also the version with the most moving parts. This guide is about building one inside the City of Rancho Cordova — the permit counter, the SMUD service rules, the split between the older north side and the newer south side, and the real 2025-2026 numbers. We build these for a living, so most of what follows is what we'd tell a neighbor over the fence.

01Section

What "detached" actually means here

Detached means freestanding. The unit doesn't touch your house — its own slab or stem-wall foundation, its own roof structure, four of its own exterior walls. That's the line separating it from an attached ADU, which shares at least one wall with the main home, and from a garage conversion, which reuses an existing shell. All three are legitimate ADUs under California law. They just build, cost, and live differently.

The appeal of detached is independence. Because it stands alone, we place it where the lot wants it and orient it for light and privacy rather than locking it to the geometry of your house. A tenant or family member gets a genuinely separate dwelling — their own entrance off the side yard, their own outdoor space, no footsteps overhead. On a flat Rancho Cordova lot, a detached unit at the back of the yard reads as a small home of its own rather than an add-on bolted to the house.
