When the lot won't take a stock plan

A stock detached plan wants a flat rectangle of empty dirt with nothing in the way. Palo Alto actually gives you the flat part — the lots out here are big and level, which is rare. What it also gives you is a mature heritage oak the city protects, a pool already in the backyard, single-story Eichler design guidelines on whole tracts, and land so valuable every square foot has to earn its keep. A catalog footprint doesn't see any of that. It plops a box on the pad and ignores the tree, the slab Eichler roofline, and how your family actually wants to live. Custom answers what a pre-drawn plan can't. We draw the unit around the tree drip line, around the pool, to match your house, and build it.

The design phase

Site walk to permit, drawn in-house

Custom is won in the drawings, so we put real hours there — and on a Palo Alto lot, before anyone knows where the protected trees, the pool, and the utility runs sit. It opens with a site walk and a measure-up. A survey leaves things out. It won't tell you the drip line of the heritage oak you can't touch, or how the materials path threads past the pool. That first visit reshapes the plan. Then concept sketches. You react, we revise. Most clients run two or three rounds; a few push past five. When the layout locks we draw full construction documents and file with the City of Palo Alto. Honest part: this front end runs six to ten weeks before the counter even sees it.

Matching the main house

Matching an Eichler or a Crescent Park home

A custom unit should look like it grew out of your house, not like it got parked behind it. Palo Alto makes that real work. Whole tracts here are mid-century Eichlers — flat or low-slope roofs, post-and-beam framing, floor-to-ceiling glass, and single-story design guidelines you have to respect in the neighborhoods that carry them. Drop a steep-gabled cottage behind an Eichler and it reads wrong from the street, and the city notices. Professorville and Old Palo Alto run older, statelier homes; Crescent Park mixes traditional with custom builds. We pull the roof pitch off your actual house — flat for an Eichler, matched gable elsewhere — copy the fascia, the glazing rhythm, the siding, so the unit belongs. A copied stock elevation rarely lands on a Palo Alto lot. A drawn one does.

A lot of our Palo Alto custom work is families solving one exact problem — aging parents who want their own front door, or adult kids who looked at Peninsula rents and decided the backyard beats a lease. The rent math out here is a different planet from Sacramento, which is why these units pencil. That reshapes the plan. We draw zero-step entries, 36-inch doorways, curbless showers with grab-bar blocking already in the walls, and a second primary suite so two generations each keep their privacy.   • Custom is the priciest path, and Palo Alto is one of the most expensive markets in the country — I won't soft-pedal it. For 2025-2026 we're seeing finished custom detached units here land roughly $438K to $760K-plus, depending on size, finish level, and what the lot throws at us. The variables out here are the city and the site. Palo Alto permit fees and plan-check costs run high, the review is slow, and protecting a heritage tree or working around a pool adds real design and foundation work. Then there's seismic engineering for the active faults along the Peninsula. The flip side is why owners build anyway: Palo Alto rents, fed by relentless tech and university demand, run far above Sacramento. Even a $600K-plus unit pencils out in a way it never would back home, which is exactly why we make the drive.

What actually makes an ADU custom

People throw "custom" around loosely, so let me draw the line. A stock or model ADU is a plan we've already drawn and built before — pick a size, maybe swap a finish, and it drops onto a flat pad. Quickest, cheapest, and for a clean Palo Alto backyard with no protected tree and an ordinary main house, often the right one. We build those gladly. But it isn't custom.

Custom means the design starts at zero, on your parcel. Our designer takes the survey, the City of Palo Alto setbacks, the tree report, the pool location, the seismic requirements, and how your family plans to live. Then a unit gets drawn that didn't exist until your lot called for it. The footprint bends around the oak's drip line. The roofline answers your Eichler. Nobody else has this plan.
