Its own roof carrying its own loads. Because it stands free, we can spin the whole unit to point the front door at the back of the lot, away from a fence line, toward the trees instead of through them. Orangevale lots give us room to actually do that — these are big parcels, not zero-lot-line tracts. The cost is honest and real: you're paying for a second foundation, a separate roof system, and a longer haul of materials from the street to the back forty. State law made ADU review ministerial, which is the leverage we lean on. We submit the whole package in one pass: site plan, floor plan, elevations, structural, Title-24, MEP, plus grading or septic sheets if the lot triggers them. A clean detached set has been issued in roughly 5-7 weeks lately. Send a thin set and the County hands you correction rounds you never needed.

Getting materials and power to the back

Every truss, every yard of concrete, every pallet of siding has to physically reach the backyard. On a flat acre off Pershing with a wide gravel side yard, that's nothing. Toward the eastern edge by Sacramento Bar, where the path back runs between mature trees and the ground turns to decomposed granite, it's the whole puzzle. So on the first walk we measure gate width, side-yard clearance, slope, and the drip line of anything we have to thread past. Power out here is SMUD, not PG&E — different service application, different meter rules, different timeline. Since detached gets its own everything, we run a separate water line, a separate sewer or septic tie-in, and a dedicated SMUD service so the unit truly stands alone from day one.

Septic and granite

Two things that shape Orangevale lots

Two local catches decide where a detached unit can actually land out here. First: a lot of the bigger Orangevale parcels still run septic instead of a sewer main. Adding an ADU means adding a bedroom, and a bedroom adds load — so the County septic inspector has to sign off that your system can carry it before the permit clears. Second: the closer you get to the Folsom edge, the more likely you hit decomposed granite under a few inches of topsoil. DG is great for drainage and miserable for digging. Footings and utility trenches can mean rock excavation, which is real time and real money. We probe for both on the site visit so neither one ambushes you at submittal or, worse, mid-dig.

Building a detached ADU in Orangevale, ground up

A detached ADU is a standalone building in your backyard — its own foundation, its own roof, its own walls, fully independent of the main house. Orangevale is a good place for one: big rural-residential lots, mature trees, real room to site a unit. But two local realities shape every job out here — septic systems on the larger parcels and decomposed granite toward the Folsom edge. Here's how we plan a freestanding unit around all of it, from the Sacramento County counter to the SMUD meter.

What detached actually means here

Detached is the cleanest version of an ADU and the most expensive one to frame. The unit is a complete, freestanding building. Its own foundation, poured separate from the house. Its own walls. Its own roof structure carrying its own loads. Nothing about it borrows from the main residence. That independence is the entire point of going detached — and it's also where the cost lands.

Hold it up against the alternatives for a second. An attached ADU bolts onto your existing house and shares a wall, which saves you a foundation edge and a roof tie-in but pins the unit's orientation to wherever the house already faces. A garage conversion reuses a slab and a roof that already exist, the cheapest path of the three, but you live inside the garage's footprint and ceiling height. Detached throws all of that away and starts from bare dirt.
