Why custom in Napa

When a stock plan can't read the lot

A catalog ADU wants a flat, dry, empty rectangle. Napa rarely gives you that clean a sheet. Down on the valley floor near the Napa River you're sitting on soft alluvium inside a flood zone, with elevation rules a generic slab ignores. Up in the Carneros hills and the vineyard estates you've got slope, grading, and a view worth designing toward instead of away from. And under all of it sits the West Napa Fault that red-tagged downtown in 2014. A pre-drawn footprint doesn't know any of that. Custom does. We draw the unit to the buildable ground you actually have, to the flood elevation or the grade, to the seismic engineering — and to a main house and a view the design ought to answer. Then we build it.

The design phase

Site walk to permit, drawn in-house

Custom is won in the drawings, so we put real hours there — and on a Napa lot, before anyone knows how the river setback or the hillside grade behaves. It starts with a site walk and a measure-up. A survey leaves things out. It won't tell you how the flood elevation forces the finish floor up, or how the only equipment path runs around a pool and a row of old oaks. That first visit reshapes the plan, and out near the Carneros or up a vineyard slope it points the foundation engineer at a soil report early. Then concept sketches. You react, we revise. Most clients run two or three rounds; a few push past five. When the layout locks we draw full construction documents and file with the City of Napa, or the county for unincorporated estates. Honest part: this front end runs six to ten weeks before the counter sees a thing.

A custom unit should look like it grew out of your property, not like it got dropped behind it. Napa makes that worth doing right, because so much of what you're building near is worth answering to — a downtown Craftsman in Alta Heights, a board-and-batten farmhouse in Browns Valley, a modern estate looking out over Carneros vineyards. The view is half the design out here. On a hillside parcel we'll orient the unit and the glass toward the valley, not toward a fence. On the valley floor we match the main house: roof pitch, eave depth, the siding that reads the same from the lane. A blank stucco box behind a wine-country home wastes the lot and the view both. A drawn unit uses them. That's most of why owners pay for custom here instead of parking a rectangle in the yard.

A lot of our Napa custom work is families solving one exact problem — aging parents who want their own front door, or the next generation staying on the family property instead of getting priced out of the valley. Some owners build to house vineyard, restaurant, or hotel staff, since wine country runs on a workforce that needs somewhere to live. That reshapes the plan. We draw zero-step entries, 36-inch doorways, curbless showers with grab-bar blocking already in the walls, and a second primary suite so two generations each keep their privacy. The detached ceiling is 1,200 sq ft, and custom clients push right up against it — at that size you fit two real bedrooms, a full kitchen, and a proper living room. Then finish level: quartz, real oak floors, a tiled shower instead of a fiberglass insert.

The most common things Sacramento homeowners ask before starting an ADU project.

  • Custom is the priciest path, and wine country pushes it higher than most places we work — I won't soft-pedal it. For 2025-2026 we're seeing finished custom detached units in Napa land roughly $400K to $700K-plus depending on size, finish level, and how rough the site is. The ground is the big swing. A valley-floor lot near the river often needs an engineered foundation raised to a flood elevation, and that's real money before a wall goes up. A hillside vineyard parcel needs grading and retaining. Then there's the seismic engineering the whole area takes seriously after 2014, plus high Napa permit fees and tight estate access. The flip side is why owners build anyway: Napa rents, driven by a tourism-and-wine economy that always needs workforce housing, run well above Sacramento. A pricey unit still pencils in a way it wouldn't back home.

What actually makes an ADU custom

People throw "custom" around loosely, so let me draw the line. A stock or model ADU is a plan we've already drawn and built before — pick a size, maybe swap a finish, and it drops onto a flat, dry pad. Quickest, cheapest, and for a clean valley-floor backyard with an ordinary main house and no flood flag, often the right call. We build those gladly. But it isn't custom.

Custom means the design starts at zero, on your parcel. Our designer takes the survey, the City of Napa or county setbacks, the flood map, the soil report, the grade, the seismic requirements, and how your family plans to live. Then a unit gets drawn that didn't exist until your lot called for it. The footprint bends to the buildable ground, the foundation answers the river soil or the slope, the roofline answers your house, the glass answers the view. Nobody else has this plan.
