A stock detached plan wants a flat, empty rectangle and a wide path to the backyard. Mountain View rarely hands you both. The valley floor is flat — that part's easy — but the lots are tight, land value is some of the steepest in the country, and the buildable strip after setbacks shrinks fast. Then there's the housing stock: mid-century Eichler tracts the city watches closely, older bungalows around Old Mountain View and Castro Street, newer infill squeezed onto small parcels. A catalog footprint that ignores all that tends to get bounced before it's framed. Custom answers what a pre-drawn plan can't see. The design phase

Site walk to permit, drawn in-house

Custom is won in the drawings, so we put real hours there before anyone knows how the side-yard access or the tree roots behave on your block. It opens with a site walk and a measure-up. A survey leaves things out — it won't tell you how tight the only buildable strip really is, or that the materials path squeezes down a four-foot side yard between two houses. That first visit reshapes the plan more often than not. Then concept sketches. You react, we revise. Most clients run two or three rounds; a few push past five. When the layout locks we draw full construction documents and file with the City of Mountain View. Honest part: this front end runs six to ten weeks before the counter ever sees it.

Matching the main house

Matching an Eichler or a bungalow

A custom unit should look like it grew out of your house, not like it got parked behind it. Mountain View makes that real work, because the stock here has strong opinions of its own. The Eichler tracts — out toward the post-and-beam flat-roof neighborhoods — are design-sensitive in a way no stucco box can fake: low flat or low-slope roofs, exposed beams, floor-to-ceiling glass, clean horizontal lines. Old Mountain View and the streets around Castro run to older bungalows with their own roof pitch and trim. We pull the rooflines off your actual house, match the eave or the parapet, copy the window proportions, and source siding that reads the same from the street. A copied stock elevation rarely belongs behind an Eichler. A drawn one does.

What actually makes an ADU custom

People throw "custom" around loosely, so let me draw the line. A stock or model ADU is a plan we've already drawn and built before — pick a size, maybe swap a finish, and it drops onto a flat pad. Quickest, cheapest, and for a clean Mountain View backyard with an ordinary main house and room to spare, often the right one. We build those gladly. But it isn't custom.

Custom means the design starts at zero, on your parcel. Our designer takes the survey, the City of Mountain View setbacks, the grade, the tree-protection lines, the seismic requirements, and how your family plans to live. Then a unit gets drawn that didn't exist until your lot called for it. The footprint bends to the buildable strip, the plan bends around a tree or a pool, the roofline answers your house. Nobody else has this drawing.
