Maybe that's a real second primary suite for parents moving up from down south. Maybe it's a vaulted ceiling to catch the morning light off your La Loma backyard. Maybe it's a wide kitchen because three generations cook together on Sundays. Stock plans can't do that — they're a box you squeeze into. Custom is the opposite. We set the footprint, the room count, the window placement, and the roofline to your needs first, then I engineer it to pass. It costs more. It's also the only version that fits a life instead of a template.

Design and construction under one roof

Here's the honest part about custom: it lives or dies on the design-to-build handoff. Most jobs split it — an architect draws something pretty, then a builder discovers in the field that it can't be framed for the budget. I run both sides. When I design your Modesto ADU I'm already thinking about how I'll frame the corner, where the MID service drops in, how the truss spans the great room. Modesto sits on flat Central Valley alluvial soil — loam and clay, mostly good buildable ground. But "mostly good" is not an engineering spec, and a custom unit with a big footprint puts real load down. I order a soils report and design the foundation to what it says. Some lots near the river or out toward the College Area have expansive clay that swells and shrinks with the wet-dry seasons, and that wants a stiffer slab or a deeper footing. Then there's the heat. We design for 100-plus-degree valley summers and tule-fog winters — insulation, shading on the west glass, a roof assembly that doesn't bake the place. A custom build is where this matters most, because you're not constrained to a plan that ignored your dirt.

  • Fair question, and I won't dress it up. I'm a Sacramento design-build contractor and Modesto is about 75 miles south, roughly 75 to 80 minutes straight down Highway 99. Here's why it works: it's the same Central Valley corridor I drive all the time, not a Bay Area traffic slog where 40 miles eats two hours. It's a comfortable, familiar drive — home turf, really. Custom ADUs need me on site a lot, especially during design and framing, and I plan the schedule so I'm there when the build needs decisions made, not phoning it in. I'm honest with clients about the days I'll be on the road. If your project is tiny and you want someone five minutes away for every little thing, a local Modesto builder might suit you better. For a full custom design-build, the drive is a non-issue and I do plenty of work down the 99.

I'm a Sacramento design-build contractor who works the Highway 99 corridor down into Stanislaus County, and I build these from a blank page — your layout, your soil, your local utility. What "custom" really buys you

Custom means the unit gets drawn around you instead of you squeezing into a pre-made box. There's no catalog. We start with your lot and your life — how many bedrooms, who's living there, where the light falls, what you want to see out the kitchen window — and the plan grows from that. It's the most involved of the four ADU paths I build, and the most rewarding when the goal is a real fit rather than just square footage.

The premium is real, so let me name it. Custom takes full architectural and structural design effort, more drawing time, more engineering, and usually a higher finish level. You're paying for a unit that matches a specific need a stock plan physically cannot hit. For some folks that's overkill and I'll say so. For others — a multi-gen family, a particular view, an unusual lot — it's the only thing that works.
