That kind of separation is the whole reason people build detached in Loomis — the lots out here have room most towns can't offer. The price of it is a second foundation, a separate roof system, and a long materials path from the road to the back forty. We map every foot of that before you sign.

Loomis is an incorporated town — the Town of Loomis — so your detached ADU permit doesn't go to Placer County and it doesn't go to Rocklin next door. It goes through the Town's own small building department. That's a personal jurisdiction. The counter is a handful of people, not a giant regional machine, and that cuts both ways: you talk to a human who knows the parcels along Taylor Road, but a small office also moves at its own pace. We submit a full package — site plan, floor plan, elevations, structural, Title-24, the MEP sheets, and the PG&E service coordination. State law made the review ministerial, so a complete, code-compliant set has to get issued. We lean on that. Submit something thin and you'll burn correction rounds the Town never forced on you.

Getting materials and power to the back

Everything that builds a detached unit has to physically reach the spot. On a Loomis Basin lot that's usually no problem on width — long driveways, room to stage equipment, space the in-town lots never have. The catch here isn't width, it's distance and rock. A utility trench from the main house to a unit 100 feet back is a real run, and the ground under Loomis is foothill granite and decomposed granite — the same stuff the old citrus sheds were built around. Hit solid rock in that trench and you're into rock excavation, which is the single line that moves a Loomis budget the most. Power is PG&E out here. Not SMUD, not a city utility — PG&E, with its own service application and meter timeline. We measure access and probe the soil before we price anything.

What a detached ADU costs in Loomis

It's also the version with the most moving parts. This guide is about building one in Loomis specifically — the Town of Loomis permit path, the PG&E wrinkle that catches Sacramento transplants, the septic review, the foothill granite under your dirt, and the real 2025-2026 numbers. Most of what follows is what we'd tell a neighbor down Taylor Road.

Detached means freestanding. The unit doesn't touch your house — its own slab or stem-wall foundation, its own roof structure, four of its own exterior walls. That's the line separating it from an attached ADU, which shares at least one wall with the main home, and from a conversion, which reuses an existing shell. All three are legitimate ADUs under California law. They just build, cost, and live differently.

The appeal of detached, and the reason it fits Loomis so well, is independence. Because it stands alone, we place it where the lot wants it and orient it for light, for the oaks, for privacy — not locked to the geometry of your house.
