A catalog ADU is a rectangle that wants a flat, blank yard and no rules. Lincoln rarely hands you that. Most of the city is newer master-planned tracts — Lincoln Crossing, Twelve Bridges, Sun City Lincoln Hills — and every one of them carries an HOA and a design committee that watches the exterior. On top of that the valley-floor soil is expansive clay that swells and shrinks with the seasons, so the foundation gets engineered rather than poured as a generic slab. Custom answers what a stock plan can't: a layout drawn for an aging parent, an exterior the HOA will actually approve, and a foundation sized for the dirt you've got. The trade is real money and real time up front.

The design phase

Design phase, site walk to permit

Custom lives or dies in the drawings, so that's where we spend. It starts with a site walk and a measure-up — and in a Lincoln tract, the HOA matters as much as the lot. I want the setbacks, the easements behind the fence, the clay depth from a soils report, and the architectural standards your community holds you to. Then concept sketches. You react, we revise; most clients run two or three rounds before a floor plan clicks, a few push past five. Once the layout locks we draw the construction set — structural with the clay-soil foundation, Title-24, mechanical, plumbing, the PG&E load calc. Honest part: this front end runs six to ten weeks before anything reaches the City of Lincoln counter.

A custom unit should look like it came with the house, and in a master-planned tract that bar is high — the HOA enforces it. Sun City Lincoln Hills runs low single-story Del Webb homes with tile or composition roofs and a tight color palette. Twelve Bridges and Lincoln Crossing lean two-story with stucco, stone accents and steeper pitches. The architectural review committee will look hard at roof pitch, siding, paint and how the ADU reads from the street, and they can stop you cold. We pull the roof pitch off your actual home, match the eave and trim, and pick a color the committee already approved. Going custom is how the exterior passes review the first time instead of the third.

A big share of our Lincoln custom work comes out of Sun City Lincoln Hills — a Del Webb 55+ community where families are solving one exact problem. A parent wants their own front door near the kids without stairs. A returning adult child needs a real place to land. That reshapes the plan. We draw zero-step entries, 36-inch doorways, curbless showers with grab-bar blocking already in the walls, and a second primary suite so two generations each keep privacy. The detached state ceiling is 1,200 sq ft, and custom clients here tend to push right against it — at that size you fit two real bedrooms, a full kitchen, a proper living room. Quartz, real floors, full tile. Custom is where the premium package actually fits.

  • Custom is the priciest path — no soft-pedaling it. For 2025-2026 we're seeing finished custom detached units in Lincoln land roughly $312K to $478K depending on size, finish level and the site, call it $285 to $430 a square foot. Lincoln's a more affordable-to-mid market than the estate towns, so the spread sits a notch lower, but custom still costs more than a stock plan. Two things move the number here: the engineered foundation that expansive clay requires, which runs more than a plain slab, and the finish package. A 1,150 sq ft premium aging-in-place unit can run past $460K. You're paying for the design, the bespoke footprint, the finishes and a foundation sized for your dirt.

What actually makes an ADU custom

People throw "custom" around loosely, so let me draw the line the way we do. A stock or model ADU is a plan we've already drawn and built before — you pick a size, swap a finish or two, and it drops onto a flat pad. It's the quickest, cheapest route, and on a clean rectangular Lincoln lot with a cooperative HOA it's often the right one. But it isn't custom.

Custom means the design starts at zero, on your parcel. Our designer takes the survey, the City of Lincoln setbacks, the easements, the clay-soil report, the architectural standards your community holds you to, and how your family plans to live — then draws a unit that didn't exist until your lot called for it. The footprint bends to the constraints. The roofline answers your house and the HOA. Nobody else has this plan.
