Freestanding, shares nothing

A detached unit is its own building

What makes a detached ADU worth the money is also what makes it the harder build: it shares nothing structural with your house. Its own slab. Its own walls. Its own roof. On an Empire Ranch lot last year we set a 612 sq ft single-story cottage behind a two-story home, and because it stood completely free we could swing the living-room windows toward the morning light instead of staring at the side fence six feet away. That's the freedom detached gives you. The price of that freedom is a second foundation, a separate roof, and a longer materials path from the street to the back of the yard. We map all of it before you sign.

  • No shared wall means fewer fire-separation headaches than attached
City of Folsom permitting

The Folsom detached-ADU permit path

Folsom is its own incorporated city on the eastern edge of Sacramento County, so your detached ADU permit runs through the City of Folsom — Community Development, not the County, and not some regional office. State law made the review ministerial: a complete, code-compliant set has to get issued. That's your leverage, and we lean on it. We submit the full package — site plan, floor plan, elevations, structural, Title-24, MEP sheets, and the SMUD service coordination. Clean first submissions on detached units have been coming back in roughly 4-6 weeks lately. Send something thin — half a structural set, no soil work on a granite lot — and you'll burn two or three correction cycles you never needed.

Getting through rock to the back

Here's the Folsom thing nobody warns you about. Much of the city sits on decomposed granite, and plenty of lots have actual granite outcrops a foot or two down. Dig a trench or a footing for a detached unit and you can hit rock that needs a hoe-ram, rock excavation, or in stubborn cases blasting — and that line swings a budget fast. We probe before we price. The other piece is logistics: everything that builds a backyard unit has to physically reach the back of the lot, so we measure gate width, side-yard clearance and overhead lines on the first visit. And power here is SMUD, not PG&E — the service drop, panel and meter all run through SMUD's process, which we start early so it isn't the thing holding up your final.

What the number actually is

What a detached ADU costs in Folsom

I'll give you a range, then tell you why ranges lie a little. A 600-ish sq ft one-bed detached unit with sensible mid-grade finishes generally lands around $252K to $312K all-in in Folsom. Push to a 1,000-plus sq ft two-bedroom with nicer cabinetry and fully separate utilities and you're closer to $378K to $475K. The honest caveat: detached carries its own foundation and roof, so it almost never pencils cheaper than converting an existing garage — if budget is the only driver, conversion wins. What moves your Folsom number most is the granite. Hit rock on the trench and the foundation work climbs in ways a Sacramento flat lot never sees. We probe the yard, then hand you a fixed price.

Frequently asked

Questions, answered

The most common things Sacramento homeowners ask before starting an ADU project.

  • Folsom is an incorporated city, so your permit goes through the City of Folsom's Community Development department — that counter handles plan check and issuance, and water, sewer and the building permit all run through the City. You're not dealing with Sacramento County for a property inside city limits, which trips up homeowners who assume everything in the county runs through one office downtown. The City has its own ADU submittal checklist, its own fee schedule, and its own portal. We confirm your parcel sits inside Folsom city limits before we draw a single sheet, because submitting to the wrong agency is a quiet way to lose two weeks.

Building a Detached ADU in Folsom — A Straight-Talk Guide for Sacramento County Homeowners

A detached ADU is the version most Folsom homeowners picture: a small, freestanding cottage with its own foundation, its own roof, and its own front door, fully independent of the main house. It's also the version with the most moving parts. This guide is about building one inside the City of Folsom — the permit counter, the SMUD service that catches transplants, the decomposed granite that can swing a foundation budget, the real 2025-2026 numbers, and the backyard-access realities that decide whether a project runs clean. We build these for a living, so most of what follows is what we'd tell a neighbor over the fence.

01Section

What "detached" actually means here

Detached means freestanding. The unit doesn't touch your house — its own slab or stem-wall foundation, its own roof structure, four of its own exterior walls. That's the line separating it from an attached ADU, which shares at least one wall with the main home, and from a garage conversion, which reuses an existing shell. All three are legitimate ADUs under California law. They just build, cost, and live differently.

The appeal of detached is independence. Because it stands alone, we can place it where the lot wants it and orient it for light and privacy rather than locking it to the geometry of your house. A tenant or family member gets a genuinely separate dwelling — their own entrance off the side yard, their own outdoor space, no footsteps overhead. On a deeper Folsom lot, a detached cottage at the back reads as a small house of its own rather than an add-on bolted to the main home.
