What makes a detached ADU the most flexible thing we build is also what makes it the most work: it touches your house at zero points. Own slab. Own walls. Own roof structure. Because it stands free, we can spin the whole unit to face away from a neighbor and toward the morning light, or tuck it behind the heritage oak instead of fighting the canopy. Fair Oaks lots tend to be big and rolling, which gives us room to do that. The trade is real, though — you're paying for a second foundation, a separate roof system, and a longer haul of materials from the street to the back of the property. We map all of it before you sign.

Here's the first thing Sacramento folks miss about Fair Oaks: it's unincorporated. There is no City of Fair Oaks counter. Your detached ADU permit goes through Sacramento County, same office that handles Orangevale and Carmichael — the building, planning, and grading reviews all live there. State law made ADU review ministerial, so a complete, code-compliant set has to get issued, and that's the leverage we lean on. We submit the whole package in one pass: site plan, floor plan, elevations, structural, Title-24, MEP, plus any tree-protection or grading sheets the lot triggers. A clean detached submission has been coming back in roughly 5-7 weeks. Send a thin set and the County will hand you correction cycles you could've skipped.

Getting materials and power to the back

Every board, every yard of concrete, every truss has to physically reach the backyard. On a flat half-acre off Madison with a wide side yard, that's easy. On a bluff lot above the American River canyon, where the grade drops toward the water and the only path back runs past a 40-inch oak trunk, it's the whole puzzle. We measure gate width, side-yard clearance, slope, and the drip line of every protected tree on the first walk. Power here is SMUD, not PG&E — different service application, different meter rules. Since detached gets its own everything, we run separate water, sewer or septic, and a dedicated SMUD service so the unit stands on its own from day one.

The two things that shape most lots

Two things decide where a detached unit can actually land in Fair Oaks: the oaks and the slope. The heritage oaks aren't decoration — they trigger County tree-preservation rules, and you can't trench foundations or utilities inside the protected root zone without a sign-off. Near the bluffs, the ground tilting toward the river means engineered foundations and real grading plans, not a flat-pad assumption. And plenty of back-lot and bluff homes out here are on septic. That matters more than people expect: adding an ADU bedroom adds load, so the County septic inspector has to confirm the system can carry it before anything gets approved. Building a detached ADU in Fair Oaks, lot and all

A detached ADU is a standalone building in your backyard — its own foundation, its own roof, its own walls, fully independent of the main house. In Fair Oaks that freedom runs into three local realities: heritage oaks, river-bluff slope, and septic systems on the back lots. Here's how we plan a freestanding unit around all of it, from the Sacramento County counter to the SMUD meter.

What detached actually means here

Detached is the cleanest version of an ADU and the most expensive one to frame. The unit is a complete, freestanding building. It has its own foundation poured separate from the house, its own walls, and its own roof structure carrying its own loads. Nothing about it leans on the main residence. That independence is the whole point — and it's also the cost.

Compare it to the alternatives for a second. An attached ADU bolts onto your existing house and shares a wall, which saves you one foundation edge and a roof tie-in but locks the unit's orientation to wherever the house already sits. A garage conversion reuses a slab and a roof that already exist, cheapest of all, but you're stuck with the garage's footprint and ceiling. Detached throws all of that out and starts from dirt.
