The design phase

Site walk to permit, drawn in-house

Custom is won in the drawings, so we put real hours there. It opens with a site walk and a measure-up. I've walked enough Fair Oaks backyards to know a survey leaves things out — it won't show you which oaks are protected, how far the canopy actually reaches, or that the back third of the lot drops faster than the topo lines suggest. That first visit reshapes the plan more often than not. Then concept sketches. You react, we revise. Most clients run two or three rounds before the floor plan feels right; a few push past five. When the layout locks we draw construction documents — structural, Title-24, mechanical, plumbing, the SMUD load calc.   • Custom is the priciest path — I won't soft-pedal it. For 2025-2026 we're seeing finished custom detached units in Fair Oaks land roughly $392K to $585K depending on size, finish level and how rough the site is, call it $318 to $490 a square foot. The big variables out here are the trees, the slope and whether you're on septic — protecting heritage oaks, stepping a foundation into a bluff grade, or upsizing a septic system all add cost a flat-lot stock plan never sees. A 1,150 sq ft premium unit on a sloped bluff lot can run past $540K. A catalog plan on level ground would cost less. You're paying for the design, the bespoke footprint and the finishes.

What actually makes an ADU custom

People throw "custom" around loosely, so let me draw the line. A stock or model ADU is a plan we've already drawn and built before — pick a size, maybe swap a finish, and it drops onto a flat pad. Quickest route, cheapest route, and for a clean rectangular Fair Oaks backyard with no protected trees in the way, it's often the right one. We build those gladly. But it isn't custom.

Custom means the design starts at zero, on your parcel, for your situation.
