The shared-wall fire and sound assembly

Your shared wall stops being an ordinary interior wall the second two separate dwellings sit on either side of it. Code wants a rated separation then. Usually that's a one-hour fire assembly running floor to roof — the right gypsum layers, fireblocking, and a sound-rated cavity so your tenant isn't living inside your TV. This is the part that surprises people. On older Fair Oaks Village homes we've opened a wall expecting clean framing and found 1960s wiring and board sheathing that won't carry the rating as-is. We draw the assembly on the plans, build it to the listed spec, and the county inspector signs off on a wall that physically exists — not a note nobody honored.

Permitting an attached ADU in Fair Oaks

Fair Oaks is unincorporated, so there's no city counter — your permit files through Sacramento County. Attached units get an extra look in plan check: reviewers study how the addition connects to your existing house, which makes your home's as-built condition matter more than it would for a detached job. State law keeps the review ministerial, and that's your leverage. A complete, code-compliant set has to be issued. We submit the site plan, floor plan, elevations, the wall-tie and foundation-transition structural details, Title-24, MEP and SMUD coordination as one package. Heritage oaks and slope near the bluffs both show up here too. Clean attached submittals have been turning around in roughly 4-6 weeks. A thin set just buys correction rounds.

Why the shared wall costs you less

The reason an attached ADU usually pencils cheaper than a detached one is right there in the name. You're tapping the slab, the SMUD service and the water line that already run to your house, instead of trenching a hundred feet across a Fair Oaks parcel to a freestanding cottage.
