Building a Detached ADU in Elk Grove: How We Do It
A detached ADU is the most flexible thing you can put in an Elk Grove backyard, and it's also the most building. Standalone unit, own foundation, own roof, own utilities — a small independent home behind the one you already have. We're a Sacramento-based design-build crew, about 20 minutes north, and we've put units down on flat Laguna lots and out on the big septic parcels near Wilton. Here's the honest version of what that takes.
What "Detached" Really Means
Three kinds of ADU exist in California, and people mix them up constantly. There's the conversion, where you turn an existing garage or part of the house into a unit. There's the attached ADU, which shares a wall with the main home. And there's detached — a brand-new standalone building that touches nothing. New foundation, new roof system, four new exterior walls, its own everything. When somebody in Elk Grove tells me they want a backyard cottage, a guest house, or a place for a parent that feels like a real home, they're describing detached even if they don't use the word.
That independence is the reason to choose it. Because the unit shares no structure with your house, you decide everything from scratch. Where the front door faces. Which way the kitchen window looks. You're not boxed in by where a garage door used to be. On the modest suburban lots that make up most of Elk Grove, that freedom is what lets a 600-square-foot unit feel private instead of cramped.
