When the lot writes the plan

A stock detached plan wants a flat, empty rectangle behind the house. El Dorado Hills almost never hands you that. The calls I get come from Promontory lots where the grade rolls toward a ravine, from Marble Valley parcels with a granite shelf sitting exactly where the catalog wants a slab, and from Serrano backyards built around a heritage oak nobody is willing to cut. Custom answers what a pre-drawn plan can't even see. Our designer starts from your real parcel — the slope, the decomposed granite, the oaks, the El Dorado County setbacks, the view toward Folsom Lake — and shapes a unit to it. Stock makes the lot obey the plan. Custom makes the plan obey the lot. Out here it usually earns the difference.

The design phase

Design phase, site walk to permit

Custom is won in the drawings, so we put the hours there. It opens with a site walk and a measure-up — I've walked enough El Dorado Hills backyards to know a survey never tells the whole story, especially where decomposed granite turns to solid rock a foot down. Then concept sketches. You react, we revise. Most clients run two or three rounds before a floor plan feels right; a few push past five. Once the layout locks we move to construction documents: structural, Title-24, mechanical, plumbing, the PG&E load calc. Honest part — this front end runs six to ten weeks before a single permit hits the El Dorado County counter, and the county is slower than Sacramento or Placer. Longer than any stock plan. That's the trade for a unit nobody else owns.

A custom unit should look like it grew out of your house, not like it got parked behind it. Up in Serrano you've got large stucco-and-stone elevations, tile roofs, deep eaves — and the gated community's design committee reviews any exterior, hard. Crown Village, Blackstone, Stonebriar and Promontory carry their own tract standards near the Town Center side. Out on the bigger Marble Valley and rural parcels it's whatever the custom builder set on a one-off home. We match roof pitch, pull eave depth, copy the trim and stone, source siding that reads the same from the street. Going custom is the only way the ADU ends up belonging to the property.

Multi-generational layouts done right

A lot of our El Dorado Hills custom work is families solving one exact problem — aging parents who want their own front door, or an adult kid who isn't moving out. That reshapes the plan. We draw zero-step entries, 36-inch doorways, curbless showers with grab-bar blocking already in the walls, and a second primary suite so two generations each keep privacy. On a sloped foothill lot a zero-step entry is its own grading problem, not a freebie. The detached state ceiling is 1,200 sq ft, and custom clients out here tend to push right against it — at that size you fit two real bedrooms, a full kitchen, a proper living room. Then finish level. Quartz, real oak floors, a tiled shower instead of a fiberglass insert. This is the highest-end ADU market we work, and custom is where the premium package actually fits.

  • Custom is the priciest path — I won't soft-pedal it. For 2025-2026 we're seeing finished custom detached units in El Dorado Hills land roughly $412K to $615K depending on size, finish level and how rough the site is, call it $335 to $510 a square foot. This is the highest-end of the local ADU markets, and the lots fight back — slope grading, rock excavation through granite and an engineered foundation aren't free. A 1,150 sq ft premium unit on a steep, rocky Serrano lot can run past $570K. A stock plan on flat ground would cost less. You're paying for the design, the bespoke footprint and the finishes.

What actually makes an ADU custom

People throw "custom" around loosely, so let me draw the line. A stock or model ADU is a plan we've already drawn and built before — pick a size, maybe swap a finish, and it drops onto a flat pad. Quickest, cheapest route, and for a clean rectangular backyard with cooperative soil it's often the right one. We build plenty of those. But it isn't custom.

Custom means the design starts at zero, on your parcel, for your situation.
