Daly City runs your permit

Daly City is its own incorporated city, so your detached ADU permit, plan check, and inspections all run through the City of Daly City — not San Mateo County. One counter, one set of standards. Here's the honest part. Bay Area permitting is slower and pricier than what we see inland, and Daly City adds two wrinkles most owners don't expect: fault-zone setbacks and slope review. Fees run high, and a thin plan set bounces for corrections and waits in line again. We pull your zoning, your setbacks, the Alquist-Priolo fault-zone line, and the seismic requirements on the first lot visit, because all of it shapes the drawings before a single line goes down. A complete package walking in is the cheapest thing you can hand the city.

The San Andreas runs past town

Daly City sits on top of one of the most active faults in the state. The San Andreas runs right along the west edge of town — Lake Merced and the valley it sits in trace the fault line — and that geology drives the structure of every detached job we do here. A detached ADU pours a brand-new foundation, so we don't drop a generic slab and hope. We engineer it for real ground shaking: shear walls, hold-down hardware, an anchored foundation sized to the soils on your lot, and the Alquist-Priolo setbacks where the fault zone touches your parcel. Terrain matters too. Much of Daly City marches up hillsides — Westlake, St. Francis Heights — so a sloped lot means a stepped or downhill foundation instead of a clean flat pour.

Squeezing a build to the backyard

Daly City lots are tight and repetitive — the famous "little boxes" of Westlake sit on small, uniform parcels marching up the hill — so the buildable patch in a backyard is small once setbacks take their cut. Siting a standalone unit here is a fitting exercise on a slope. Then there's the fog. Coastal moisture is constant, which means we detail flashing and ventilation harder than an inland job ever needs, so the building stays dry and breathes. Getting materials to the back is its own problem: a side yard a few feet wide, too narrow for a truck, so we hand-carry, stage in the street under a permit, or pump concrete over the house. Power is PG&E, and a true detached unit gets its own trenched runs for power, water and sewer.

A detached ADU is the version most Daly City owners actually picture: a freestanding unit with its own foundation, its own roof, and its own front door, set off the main house. It's also the version with the most moving parts, and this town adds a few the inland market never deals with. This guide is about building one here specifically — the City of Daly City permit path, the San Andreas Fault that dictates the foundation, the tight hillside lots, the constant fog, the steady rental demand, and the real Bay Area numbers. We're a Sacramento builder who extends out here, so I'll be honest about the two-hour drive and about where the math works.

What "detached" actually means here

Detached means freestanding. The unit doesn't touch your house — its own slab or foundation, its own roof structure, four of its own exterior walls. That's the line that separates it from an attached ADU, which shares at least one wall with the main home, and from a conversion, which reuses an existing shell. All three are legitimate ADUs under California law. They build differently, cost differently, and live differently, and detached is the most independent of the three.

The appeal of detached, and the reason it fits Daly City, is exactly that independence. Because it stands alone, we place it where the lot and the slope allow and orient it for light and the yard — not locked to the geometry of a 1950s Westlake tract box. On a small Daly City lot that flexibility earns its keep in a concrete way: we tuck the unit into the corner of the backyard that actually works on grade, clear of the main house. And for a rental this close to San Francisco, a genuinely separate dwelling rents better, and for more, than a converted bedroom.
