Most of Concord is flat — 1950s-to-70s tract neighborhoods on valley floor, which sounds like easy ground for a stock plan. It usually isn't. The clay soil moves, the older tracts carry aging electrical panels and tired sewer laterals, and the reason people call us is rarely "I want a generic backyard rectangle." It's a one-off lot or a specific family need. A pool in the way. A second household that needs zero-step access. A unit big enough to actually house two generations. Custom answers what a catalog footprint can't see. We draw the unit to your real parcel, to the engineered foundation the clay demands, and to how your family actually plans to live — then we build it.

The design phase

Site walk to permit, drawn in-house

Custom is won in the drawings, so we put real hours there. It opens with a site walk and a measure-up — in Clayton Valley near Diablo's base, or in one of the flat tracts off Todos Santos. A survey leaves things out. It won't tell you where the sewer lateral actually runs, how old that panel really is, or whether the only equipment path squeezes past a pool. That first visit reshapes the plan and points the foundation engineer at a soil report early, because Concord clay swells and shrinks with the seasons. Then concept sketches. You react, we revise. Most clients run two or three rounds; a few push past five. When the layout locks we draw full construction documents and file with the City of Concord. Honest part: this front end runs six to ten weeks before the counter even sees it.

Matching the main house

Matching a mid-century Concord home

A custom unit should look like it grew out of your house, not like it got dropped behind it. Concord makes that specific, because so much of the city is postwar tract — low-slung ranch and mid-century homes from the 1950s through the 70s, with wide eaves, shallow roof pitches, and horizontal lines. Drop a tall, steep-roofed box behind a single-story ranch and it fights the street. We pull roof pitch off your actual house, match the eave depth, carry the fascia and trim across, and source siding and a stucco texture that read the same from the curb. Clayton Valley toward the hills runs a little newer and larger; the older tracts near downtown run tighter and lower. A copied stock elevation rarely belongs on either. A drawn one does.

A lot of our Concord custom work is families solving one exact problem — aging parents who want their own front door, or adult kids who'd rather pay into the family than into a Walnut Creek lease. Concord is diverse and multi-generational, and BART-connected, so the demand for this is real. The rent math out here is a different planet from Sacramento, which is why a $400K-plus unit still pencils. That reshapes the plan. We draw zero-step entries, 36-inch doorways, curbless showers with grab-bar blocking in the walls, and a second primary suite so two generations each keep their privacy. The detached ceiling is 1,200 sq ft, and custom clients push right up against it — at that size you fit two real bedrooms, a full kitchen, and a proper living room. Then finish level: quartz, real oak floors, a tiled shower instead of a fiberglass insert.

  • Custom is the priciest path, and the Bay Area pushes it higher than almost anywhere we work — I won't soft-pedal it. For 2025-2026 we're seeing finished custom detached units in Concord land roughly $412K to $680K-plus depending on size, finish level, and how rough the site is. A few things drive that. The clay soil means an engineered foundation, not a thin generic slab — real money before you frame a wall. The older tracts often need a main-panel upgrade and sometimes a new sewer lateral, since a 1960s house wasn't wired or plumbed for a second dwelling. Add the Bay Area's high city fees and PG&E coordination. The flip side is why owners build here anyway: Concord rents, with BART access and strong multi-generational demand, run far above Sacramento. What actually makes an ADU custom

People throw "custom" around loosely, so let me draw the line. A stock or model ADU is a plan we've already drawn and built before — pick a size, maybe swap a finish, and it drops onto a flat pad. Quickest, cheapest, and for a clean open Concord backyard with an ordinary main house, often the right one. We build those gladly. But it isn't custom.

Custom means the design starts at zero, on your parcel. Our designer takes the survey, the City of Concord setbacks, the soil report, the pool or trees already in the yard, the age of your panel and lateral, and how your family plans to live. Then a unit gets drawn that didn't exist until your lot called for it. The footprint bends around what's there, the foundation answers the clay, the roofline answers your house. Nobody else has this plan.
