Getting materials and power to the back

Every truss, every yard of concrete, every pallet of siding has to physically reach the backyard. On a flat half-acre off Garfield with a wide side yard, that's easy. On an older lot near Stanley Avenue with a tight path past the house, or a larger river-adjacent parcel off Fair Oaks Blvd where the run to the back is genuinely long, it becomes the whole puzzle. We measure gate width, side-yard clearance, slope, and the drip line of every protected tree on the first walk. Power out here is SMUD, not PG&E — different service application, different meter rules, different timeline. Detached gets its own everything, so we run separate water, separate sewer or septic, and a dedicated SMUD service so the unit stands alone from day one.

Oaks, big lots and septic

What shapes most Carmichael sites

Three things decide where a detached unit actually lands here, and the first is the trees. Carmichael is a mature, leafy mid-century area — old oaks and elms everywhere — and the big ones trigger County tree-preservation review. You can't trench foundations or utilities inside a protected root zone without a sign-off. The second thing is the gift: these lots are generous. Quarter-acre and half-acre-plus parcels are common, some equestrian, so there's real room to site a unit cleanly. The third is septic. Some of the larger river-adjacent lots toward the American River still run septic, and adding an ADU bedroom adds load — the County inspector has to confirm the system can carry it. We sort all three on the site visit.

A detached ADU is a standalone building in your backyard — its own foundation, its own roof, its own walls, fully independent of the main house. Carmichael happens to be one of the better places around Sacramento to build one: established mid-century neighborhoods, leafy streets, and lots that actually have room. Here's how we plan a freestanding unit around the local realities, from the Sacramento County counter to the SMUD meter to the old oaks.

What detached actually means here

Detached is the cleanest version of an ADU and the most expensive one to frame. The unit is a complete, freestanding building. Its own foundation, poured separate from the house. Its own walls. Its own roof structure carrying its own loads. Nothing about it leans on the main residence, and that independence is the entire point — it's also the entire cost.

Set it next to the alternatives for a second. An attached ADU bolts onto the existing house and shares a wall, which saves you a foundation edge and a roof tie-in but locks the unit's orientation to wherever the house already sits. A garage conversion reuses a slab and roof that already exist — cheapest path of the three — but you're stuck inside the garage's footprint and ceiling height. Detached throws all of that out and starts from bare dirt.
