Building an Attached ADU in Carmichael, Sacramento County
An attached ADU in Carmichael borrows one wall from your existing house and turns the rest into a separate, fully legal home — its own entrance, kitchen and bath. We're a Sacramento design-build contractor, license #1119373, working about 15 minutes west. What follows is how we think about attached units on Carmichael lots, where the oaks and river-side septic change the math, and the honest spots where it gets harder than the brochure makes it sound — including the times you should build detached instead.
What "attached" actually buys you
The word attached carries the whole concept. It means your new unit shares precisely one wall with your existing Carmichael house and is otherwise a complete, independent home. There's a private door off the side or the rear, a real kitchen with its own range and sink, a full bath, and at least one bedroom a tenant reaches without ever setting foot in your space. That shared wall is the only thing tethering the two homes. Everything past it is separate living.
That single connection is why people choose attached over detached. You're not setting a freestanding cottage out in the yard and trenching utilities the length of the parcel to reach it. You grow off the house already standing there, leaning on the foundation, the SMUD panel and the water line already in the ground. On a Carmichael lot — where the back of the property might run toward the American River or sit under a protected oak — keeping the new unit tight against the existing house often sidesteps the most expensive part of the site.
